While I was at the celebration, I was thinking to myself how different Naples was back then and at the same time how different it is from when I moved here 23 years ago. Naples was just picked by one of the national magazines as the best place to live in the United States. Personally, I think I already knew that seeing our population growth, the traffic that I deal with most days, the difficulty getting restaurant reservations, and fortunately how crowded our retail stores are. I don’t know about everyone else, but I pay attention to the license plates on the cars around me while I’m driving. So many are from the states I’m used to seeing but now I’m seeing license plates from almost every state in America except maybe Alaska. Just in case you haven’t noticed they are building everywhere especially along Immokalee Road and into the estates. When you add the new high rises going up along the gulf it’s easy to understand why the population keeps growing and why we were chosen as the best city in the country to live. Get used to it, they are here, and more are coming. Even with our growth this is still paradise, and it doesn’t snow here. Remember this is winter here and it’s 85 degrees. Our team recently worked through the most complex estate plan we've ever seen. Living trusts, generation-skipping trusts, charitable trusts, personal accounts, retirement accounts, insurance, inherited assets, partnerships, and shared property. A multitude of brokerage statements with no cohesive strategy. It was all one big ball of wealth that didn’t make sense and was costing the client a lot of money. Natural progression often goes as you work hard, you save prudently, and you accumulate financial stuff—investments, trusts, insurance, etc. Initially, everything is established for good reason and with good intent. But, after a while, it can all just add up to one big bundle of confusion, anxiety, fear, and, in some cases, shame. If this is you, know that you are not alone. One wealth planning strategy that we’ve been using to help clients gain clarity and feel protected is the idea of thinking in buckets as an investment strategy. A bucketing investment strategy balances the competing needs of growth and income in an unknown and uncertain future. It involves dividing a nest egg into three buckets—short-term, intermediate, and long-term—each with its own risk tolerance, tax efficiency, and purpose. Thinking in buckets can help: • Protect your wealth against unwanted, but inevitable, market volatility. • Create space for growth while still providing reliable cash flow. • Organize your wealth for greater clarity and confidence. Let’s look at the three buckets and provide some insights as to how our team is guiding clients to think about each in the current market environment. THE SHORT-TERM BUCKET – 0 TO 2 YEARS The short-term bucket is meant to provide cash flow and income today. Thanks to our friends at the Federal Reserve, one- and two-year Treasuries now yield 5.1% and 4.9%, respectively (As of March 2, 2023; Source: Bloomberg). While these rates aren’t life-changing, they can help provide stability and reliability to help you weather difficult markets and support your ongoing cash flow needs. Some examples of short-term bucket investments, depending on your financial situation, can include Treasuries, high-quality corporate bonds, and municipal bonds of fiscally responsible states and local governments. You’d be surprised how many people don’t know that their checking account still only pays interest rates that are near-zero, and well below what they could be receiving elsewhere. The Intermediate Bucket – 2 to 7 years This bucket’s primary objective is to find the right mix of stability and growth. Investing too conservatively here can potentially make it difficult to keep up with the current inflation rate, but investing too aggressively potentially creates unwanted volatility, possibly knocking you off track of your overall goals. There are many investment options in the intermediate bucket, which may include high-yield equity income stocks and real estate-focused investments. The income from this bucket can spill into the short-term bucket to keep it plentiful and liquid. Taxdeferred accounts, such as traditional IRAs, are preferred here, but taxable accounts can work as well. THE LONG-TERM BUCKET – 7 YEARS TO THE NEXT GENERATION The long-term bucket’s primary objective is growth, growth, and growth. With our previous two buckets providing stability and income, this is where we are willing to take higher risks with the goal of compounding wealth. In our opinion, the current bear market offers plentiful opportunities in quality growth stocks, small and mid-cap stocks, as well as international stocks. Some of our clients also hold private equity and venture capital investments, which we would consider to be a part of their long-term investment bucket. The optimal investment vehicle here would be taxexempt accounts, such as Roth IRAs Markets have changed dramatically over the past 18 months and many investors are feeling more uncertain about their financial future. The good news is change creates new opportunities. By thinking in buckets, you can create a wealth planning strategy that balances the competing needs of growth and income. With the right approach to investing and proper guidance, you’ll be well on your way to letting your money serve you, too. This Eastern European nation is known for its rich artistic heritage. From childhood, Victor was determined to become an artist. Colesnicenco’s rigorous traditional training has laid the foundation for the creation of his own confident and lively style. Victor’s interest in multi-media art allows him to bring vastly different elements together as he constructs his imaginative and nostalgic cityscapes. Using both oils and acrylics in his mixed-media paintings, Victor creates with a plein-air feel. He is constantly investigating and developing new techniques. His international cityscape series is an innovative style combining photography, printing, and painting. Through printing and subsequent pasting of his photographs, he then paints with acrylics and glazes to construct a fused and somewhat surreal vision of different cities. The charm and mood of famous cities are combined to create a dreamlike memory of time and space. East West Fine Art owner Leeza Arkhangelskaya (LA) interviewed Victor (VC) about the inspirations behind his distinctive style. LA: What would you call your style? VC: I would call my style: Expressionism Plot Staging. This is my invention! LA: Most of your artworks are paintings of various cities: large and small, American, and European. You make them look warm and cozy and somewhat romantic. Why does this theme attract you? VC: I am trying to run from reality, chaotic cities, and to make my own imaginary, dream city and romantic place. VC: I like to be in this time of the 50s, 60s, and 70s- it was the most romantic time. I was inspired by watching old movies. I wish I could live in this era, to live a simple life in the renaissance time after the second world war. LA: You paint so many different cities: how do you chose what to paint? Do you think that every city has its own soul, its own music? VC: In the morning, after a cup of strong coffee, I don’t know in which city I would like to go... going into my studio, seeing my materials, images of people, city landmarks, bars, restaurants, and cars...I start to develop the idea, perhaps scenes in Paris, or other cities. I can feel Parisian music, the sweet air after summer rain, the smell of delicious food and wine from the restaurants. I can hear cars, people, and birds in my head. LA: Your paintings have so many elements of different media. It’s intriguing, how you put it all together. Describe your work process. VC: My paintings are mixed-media on canvas. First, I start to make a scene from pieces of images, after that I am adding connections of different textures, like ribbons, linen clothes, patterned paper. After this preparation I start to paint, and connect all small pieces in one scene, with acrylic paint, and drawing with oil pastels and crayons. At the end, I cover the painting with clear acrylic gel media. LA: From our experience, we know that you like to work on commissions. What’s the general message of your commissioned paintings? VC: I like to work on commission. Looking at the materials my clients sent me, their favorite places, their memories. As an artist, I am trying to bring them to a more romantic, and cozy place. It is projected that around 643 million people worldwide will be living with diabetes by 2030. We need to raise awareness about the preventable nature of Type Two diabetes and focus on the lifestyle and dietary changes that can be implemented to minimize the chances of contracting the disease. DIABETES FAQS What are the three Ps of diabetes? The three Ps of diabetes are polyuria, polydipsia, and polyphagia. “Poly” means many, therefore this refers to excess urination, excess thirst/drinking water, and excess hunger/eating. These can all be red flags of having undiagnosed diabetes. Can anyone get Type Two diabetes? Yes. Type Two diabetes is an autoimmune disorder with multiple risk factors, including obesity, genetics, and a sedentary lifestyle. Metabolic syndrome raises the risk even more. Is fatigue a symptom of diabetes? The most common symptoms of diabetes are frequent urination, increased thirst, and persistent fatigue. WHAT SHOULD YOU DO? 1. Visit your doctor for a blood test. Diabetes is easy to detect, and with preventative medicine a simple blood test for a hemoglobin A1C can diagnose pre-diabetes and allow us to take measures to prevent the actual onset of diabetes with diet modifications, weight loss, and sometimes medication. 2. Skip the carbs—eat a Mediterranean Diet. A balanced diet high in protein and vegetables is a proven way of minimizing your chances of diabetes. French fries and other carbohydrate-dense food groups blind our taste buds and load us up with unnecessary calories that can lead to obesity. 3. Get active and be outside. Exercise has an immediate impact on our body by lowering our blood glucose and strengthening insulin sensitivity throughout our body. Taking a brisk walk after a meal triggers the uptake of glucose from our bloodstream and lowers an elevated blood sugar. 4 FACTS YOU MIGHT NOT KNOW ABOUT DIABETES 1. It’s avoidable. Knowing your risk factors can drastically decrease your chance of getting Type Two diabetes. Make an appointment to discuss this with your PCP. 2. It’s on the rise. Type Two diabetes patients in the U.S. have almost doubled in the last 20 years. 3. Associated diseases. Diabetes is the leading cause of blindness, amputation, kidney failure, and strokes. 4. It’s not just a “sugar thing.” The main risk factors of diabetes are genetics and obesity, not only the daily consumption of too much sugar. UNDERSTANDING DIABETES IS IMPORTANT 1. Live a healthy lifestyle. In my practice I promote the prevention of diabetes by arming my patients with comprehensive knowledge about nutrition and exercise. Consuming fresh and unprocessed food and picking up a workout of your choice not only reduces your risk factors but is also key to living a healthy lifestyle. 2. New trends. Hemoglobin A1C control and weight management are critical for diabetics and pre-diabetics. There are new drugs that can help achieve these goals. Talk to your doctor today but beware of clinics offering weekly injections of compounded semaglutide for weight loss. 14 | North Naples News April 2023 United Way of Collier and the Keys Mobilizes Caring Power by STEVE SANDERSON CFRE, President and CEO of United Way of Collier and the Keys or families directly impacted by the force of Hurricane Ian in late September 2022, time has not healed all wounds. Consider Priscilla Russell who spent 24 hours stuck in an attic while waiting for water to recede. She made it out alive even though her home suffered severe damage. Priscilla credits the work of United Way of Collier and the Keys for helping navigate the disaster recovery process and to be able to move back home. We are now positioned to assist even more families thanks to the opening of a Disaster Assistance Center (DAC) located in Naples at 2044 Tamiami Trail North on the western perimeter of the Coastland Center Mall property. This will provide a one-stop shop for those in need, with a variety of services and resources to assist with housing, food, and clothing, as well as help with replacing lost documents and accessing financial assistance. In addition to these services, the center will also provide referrals for emotional support and counseling, as well as information and referrals to other community resources. We are deeply committed to supporting the residents of F Collier County as they recover from the impacts of Hurricane Ian. The DAC is one of the many ways we are working to ensure that everyone has the resources and support they need to rebuild and move forward. Representatives from pacesetting donors FORVIS and Fifth Third Bank were present at the DAC opening event. FORVIS, which ranks among the nation’s top 10 public accounting firms, donated $500,000 to support the DAC and other disaster recovery efforts in the area. The company’s partners and associates saw Ian’s devastation firsthand while meeting in our community just weeks after Ian hit. They took part in a United Way service project and left with a vision of how to make a greater impact. Leadership at Fifth Third Bank committed $100,000 to the hurricane relief fund. Those are just two examples of businesses and individuals coming alongside the United Way of Collier and the Keys as we strive to make our community whole again. It is important we continue to share stories of impact and creatively reach more people with this important mission. In late February, I was honored to go on the ice and "drop the puck" with Collier County Public Schools (CCPS) Interim Superintendent Dr. Leslie Ricciardelli at a Florida Everblades hockey game. 18 | North Naples News April 2023 Procedures can improve quality of life for those struggling with obesity Bariatric Weight Loss ccording to the National Institutes for Health, 30% of American adults are considered overweight, and more than two of every five are categorized as obese. Extra weight can lead to serious health consequences such as cardiovascular disease (mainly heart disease and stroke), type two diabetes, musculoskeletal disorders like osteoarthritis, and some cancers (endometrial, breast and colon). These conditions can cause premature death and substantial disability. Surgical bariatric weight loss procedures can help dangerously overweight individuals avoid these lifethreatening diseases while extending and improving their quality of life. Bariatric weight loss patients also report feeling better physically and emotionally while enjoying their lives with more energy. The two most common bariatric procedures recommended on a case-bycase basis are the laparoscopic gastric sleeve gastrectomy and Roux-en-Y gastric bypass. The gastric bypass and the gastric sleeve procedures are often recommended for patients with a BMI (Body Mass Index) of 30 to 40 who have had little success with diet and exercise. You can calculate your own BMI using a calculator on the Centers for Disease Control and Prevention (CDC) website at cdc.gov. “With bariatric surgery, long term, you can expect to lose 75 to 80% of your excess body weight,” said Wesley A. The greatest benefit of surgery over medical or less invasive treatments is the durable long-term effect.” The most common of the two surgical options is the gastric sleeve procedure which removes 60% to 75% of the stomach to make it smaller, limiting the amount and type of foods consumed by the patient. The portion of the stomach removed is known to secrete hormones driving hunger- removing this also limits hunger and helps with insulin resistance. “Over two years, you can expect to lose about 70% to 78% of excess weight by staying on the program,” said Dr. Dailey, adding that the gastric sleeve procedure can be performed in a shorter time with less surgery. With the Roux-en-Y gastric bypass surgery, a small gastric pouch that holds only a small amount of food is separated from the rest of the stomach. “The small intestine is cut, and a part is attached to the pouch,” explained Dr. Dailey. “Food enters the pouch and goes directly into the middle part of the small intestine, bypassing a good portion of the small intestine and limiting the time of digestion. 22 | North Naples News April 2023 aples Art Institute is proud to be the first North American venue to host Miradas de Mujeres: Isabelle de Borchgrave and the World of Frida Kahlo, a new collection and exhibition of paper dresses and environments by the Belgian artist Isabelle de Borchgrave (born 1946) which was inspired by the style and house of the iconic Mexican artist Frida Kahlo (1907–1954). De Borchgrave, a painter by training, is known for re-creating historical fashion and textiles out of paper. From masterful recreations of elaborate Renaissance gowns to whimsical costumes from the Ballet Russes, de Borchgrave’s breathtaking, life-size works have been featured in major exhibitions around the world. Miradas de Mujeres (Perspectives of Women) invites the viewer to step into the home of Frida Kahlo - her Casa Azul - via a spectacular trompe l’oeil universe constructed from paper. De Borchgrave depicts an entire Kahlo world – dresses, jewelry, cupboards, carpets, and plants, in paper and colors that remind us of the artist’s joie de vivre, a side of her that is oft overlooked. The exhibition imagines a dialogue between two women who have never met, but who share a love of fabric, patterns, and colors. Visitors to the exhibition will have the opportunity to stroll through Frida Kahlo’s living room, her atelier, her kitchen, her dressing room, or the garden. Created over the course of three years, Miradas de Mujeres is a tour-de-force installation that was entirely painted by hand. The artist used more than two miles of paper and cardboard to make the dresses, rugs, furniture, trees, and other elements that are featured in Frida Kahlo’s house. The installation offers a new and refreshing look into Frida Kahlo’s intimate personality, which is surprisingly more cheerful and radiant than her artistic work might suggest. “This project goes above and beyond anything Isabelle de Borchgrave has done before. By asking the viewer to take part in a multi-sensory environment, Isabelle shares the experiences and impressions she absorbed when she visited the Casa Azul and the Mexican countryside,” explains Frank Verpoorten, Naples Art Institute’s Executive Director and Chief Curator. The unique exhibition offers a female perspective on the place of the artist in society. Talking about Frida Kahlo came quite naturally for Isabelle de Borchgrave, “I wanted to tell Frida’s story in a different way. She suffered so much but transcended her pain with her joie de vivre, her cheerfulness, her love of men and women, and her way of life especially. She was very unique and her fashion was inspired by the dresses and fabrics from every region of Mexico. All of this resonated with me, as I am a big lover of fabrics.” Miradas de Mujeres is a new extension within Isabelle de Borchgrave’s oeuvre. 24 | North Naples News April 2023 f you’re a person who appreciates art but who’s never given it a shot yourself, you might be missing out on one of the greatest joys life has to offer: the creative life. “A creative life is an amplified life. It's a bigger life, a happier life, an expanded life, and a hell of a lot more interesting life,” says Elizabeth Gilbert, popular TED Talk speaker and author of Big Magic: Creative Living Beyond Fear. But whether you’re a newbie just venturing into creativity or you’ve been doing it a long time, you’re going to have to spar with creativity’s arch-enemy, selfdoubt. People say the only true limitations to creativity are self-imposed. More times than I can even count I’ve heard the same words when someone looks at my artwork: “Wow, I can’t even draw a stick figure.” There it is—the old defeatist attitude. Did you ever stop to think that maybe this and so much more is possible, if only there were someone to show you how and give you a little encouragement? You might be surprised to know that even seasoned artists battle self-doubt. Trying out a new technique or venturing into a subject matter previously unexplored can leave an artist feeling like an inept student once again. But exploring something new is invigorating to the creative mind. That’s why so many of us freely admit that no matter how much experience we have in the artmaking world, we will always and forever be students. Venturing into the creative life means leaving the safety of well-worn routines and habits, which can often squash by PATRICE SCHELKUN creative juices. It’s about chasing those things that inspire and thrill you and exploring things you’ve never done before, even if they seem a bit scary. If you can get past the fear—and often it’s a fear of failure—creativity will flourish. I recently had an opportunity to explore a new avenue of creativity with my friends in the Naples Art District. Nora Beyrant, the owner of ArtLab on J & C Boulevard, had an idea to paint a large outdoor mural on the front and side of the large building her studio occupies. Her thought was to design a public art project that would draw attention not only to her studio but to this burgeoning commercial district that has become home to over 100 artist studios. Though I’ve had experience doing mural work, I had never taken on a project of this scale and visibility. It was a little scary thinking about the “hows,” but at the same time presented a challenge that stoked my creative juices. Together with Nora and four or five other Naples Art District artists, we fleshed out a design as well as a plan to execute the project. If you’ve had occasion to visit the Naples Art District during their monthly open studio tours or other special I Self-Doubt and the Creative Life Learn to Defeat Your Worst Enemy events, you may have seen this work in progress. It’s now nearing completion. The hope is that this will be the first of many such mural projects within the district that will help identify the area as an arts destination in our community. t 85 years young, Naples resident Larry Eaton still runs five times a week, usually three or four miles a day. His decision to go out for track in the spring of his senior year of high school to win an award for “Best Student-Athlete" proved to be a defining moment in his life’s trajectory. “I discovered not only was it my best sport, but it was also the only sport I was really good at,” explained Larry. “My college education comes from [track], my wife comes from [track], my career comes from [track]. All of which has worked out amazingly well.” After retiring from 3M (originally the Minnesota Mining and Manufacturing Company), Larry connected with staff and students at Naples High School (NHS) who shared a similar passion for running. What started as an annual donation to one school, NHS, has expanded to support all high school cross-country teams—boys and girls—in the A-rated Collier County Public Schools (CCPS). April 2023 North Naples News | 29 Palmetto Ridge High, and the new Aubrey Rogers High School opening in August in North Naples. “At some of our schools, if it wasn’t for Larry, those students wouldn’t have running shoes,” explained Mark Rosenbalm, CCPS Supervisor of Interscholastic Athletics and Student Activities. “They would not be running.” The money pays for sneakers, entry fees for meets, basic nutrition, special experiences, and training for our cross-country teams. Mark sees the support of springboarding our teams to the top of Florida. This school year, seven out of eight Collier high schools placed at the State Cross Country Meet, widespread success shared by students in every corner of Collier County. “Larry has been able to let the coaches do more coaching, less fundraising and getting down to techniques and what they need to be focusing on,” Mark added. “You can see it has turned our programs around and put Collier County on the map as a running county.” Nora Potter was the first person from Everglades City School to attend the State Competition, held this school year in Tallahassee. “And she was able to do it because of Larry’s support,” explained Lisa Morse, CCPS Senior Director for Strategic Engagement and District Initiatives. Despite blazing fast times and remarkable accomplishments, Larry prefers to judge success by the sport’s ability to help kids “make it through the teenage years” and build friendships with peers who carry profound influence on their life choices. He is nimble on his feet and quick to deflect credit toward people and organizations that created the system for this support to continue. “Larry is really the only person in Collier who has created an endowment to make sure this sport is supported for a really long time,” Lisa explained. He gave an initial endowment through a fund at Collier Community Foundation and has worked with CCPS to funnel the money to schools and students. “Larry came to us with this idea and how he wanted to replicate it,” said Meredith Nassif, Director of Philanthropic Services for Collier Community Foundation. “It was about partnering with Lisa, and she brought Mark into the fold and we were able to get this off the ground.” Each year, this team of philanthropic connectors meets with CCPS crosscountry coaches to share stories of the fund’s impact and look ahead to future needs. Just as Larry has a passion for cross-country, this model of support for students could be replicated in other areas. “It would be wonderful if there were other people who were passionate, whether about a sport, debate team or whatever they want to support, that’s what we are here for, to create those philanthropic plans,” Meredith added. In fact, if we look around, we will notice that nature has created numerous plant sources for helping us along on our journey of life. Let’s take a look at some of these pantry must-haves: CINNAMON Is the most popular in holistic medicine for its effectiveness in treating diabetes and preventing heart disease. Dating back to Ancient Egypt, this legendary spice is derived from the inner layers of certain tree barks. Best used in its powdered form, cinnamon has amazing antioxidant and antiinflammatory properties. Ninety-three percent of Americans believe that the arts are critical for a well-rounded education and more than half rate the importance of the arts as a ten on a scale from one to ten. They also happen to generate a lot of fun, creating a sense of community with inspiration and celebration of the human spirit at the center of it. Ms. Dawn grew up in Naples but left at age fourteen to pursue her career as a professional ballet dancer which led to her dancing in New York City and around the world. Following an injury, her next step was to obtain her undergraduate and master’s degrees from Columbia University (B.A.s in Art History and Business Management and M.S. in Nonprofit Management) while working at the Metropolitan Museum of Art, where she curated and programmed live arts performances in the museum’s unique spaces. In your daily life over the past decade or two, you likely have used multiple online accounts that may live on forever unless you plan ahead. Services like Google, Facebook, and Twitter have protocols for cases of death, but do you have plans for your email accounts, Netflix subscription, and other monthly services you subscribe to? Are your hard drive backups encrypted? These all need to be in your plans. Here are some of the most popular social media and internet entities and their endof-life policies, make sure you are familiar with any you may use! FACEBOOK turns your account into a Memorialized Account after you pass away, and you can set up a Legacy Contact through the Security settings on your Facebook account. The Legacy Contact can also share a final message on your behalf or provide information about a memorial service, and you can also grant this person permission to download your Facebook posts and photos. The Legacy Contact cannot delete your account or log in to your account. GOOGLE has an Inactive Account feature, you can specify in advance a ‘timeout period,’ which starts after you have not logged in for a certain time period. At that point, Google will attempt to contact you by text and email, then they notify trusted contacts you have Y Planning your Digital Afterlife set up with a letter you have written in advance regarding the Google account. Unlike Facebook, these trusted contacts have full access to delete the account. TWITTER has a form that can be used to request a deactivation of a deceased one’s Twitter account, but no access to the account is granted. YAHOO will not provide passwords or allow access to the deceased’s account, including account content such as email, but they will delete all account content after receiving documents including a letter and death certificate. LINKEDIN will allow anyone connected to a person to confirm their death with a link to the obituary and some other information that can be filled out on an online form. NETFLIX You just need to sign into the account with the username and password of the account holder, and then select cancel streaming services under the Your Account menu. APPLE has a rather strict ‘No Right of Survivorship’ clause in their iCloud terms and conditions. It states that “You agree that your Account is non-transferable and that any rights to your Apple ID or Content within your Account terminate upon your death. Upon receipt of a copy of a death certificate, your Account may be terminated, and all Content within your Account deleted.” So, if you want your music and movies to be available after you are gone, make sure someone has your Apple ID and password so they can access these media files. OTHER PASSWORDS AND SITES You also have online identities for your banks, services like Skype, and all your email accounts that need to be dealt with. You may have an iTunes and Dropbox account. You can choose a password manager like 1Password, sign up for a cloud storage account, or look up one of the services that offer to keep your credentials under digital lock and key for this very purpose. (I personally keep a printed list of logins to my most important accounts in a safe deposit box that my wife knows about, and I update it annually.) As you can see, it won’t be easy for relatives to request entries to your accounts or to ask for their deletion. Doing what you can, while you can still decide for yourself, makes it easier for anyone you leave behind.

DON’T BUY AN “AS-IS” HOME UNTIL YOU READ THIS! When you buy a home “as-is,” you’re agreeing to purchase the home in the condition it’s currently in. That means the seller isn’t offering to make any repairs, even if something is damaged or broken, and you’re purchasing the home with the understanding that it’s up to you to make an informed decision. When you buy a home listed this way, you typically still have the right to have a professional home inspector come in, but it’s up to you to decide whether to purchase the home after checking out the inspector’s report. 5 THINGS TO WATCH FOR IN AN “AS-IS” HOME If a seller doesn’t allow an inspection, most REALTORS® would advise you to keep looking—even if you think the home is a great deal. There’s probably a reason that the seller doesn’t want you to hire a professional inspector! With that in mind, check out these five potential issues and red flags you should watch for when you’re interested in an “as-is” home: 1. The roof 2. The foundation 3. Major systems in the home (such as plumbing and electrical) 4. Additions to the home 5. Mold Here’s a closer look at each. Like roofs, foundations are very expensive to fix. That means it’s probably in your best interest to know exactly what you’re getting into before you commit to a deal. #3: MAJOR SYSTEMS IN THE HOME When you buy a home “as-is,” it’s a good idea to have all its major systems checked out. That includes plumbing, electrical, and even the HVAC system. If you don’t have a professional inspect them now, you could end up spending quite a bit of money making repairs shortly after you’ve sealed the deal. #4: ADDITIONS TO THE HOME Sometimes, when people add on to their homes, they don’t get the appropriate permits from the city or county. When you are making a purchase, you need to ensure that any additions were properly permitted. You also need to find out who performed the work to create the additions, because you need to know whether they’re up to code or may have construction issues. #5: MOLD Mold can be incredibly dangerous to your health, so it’s important to have a home checked for its presence. You can ask a seller if they know whether there’s mold growth in the home, you can look for it yourself, or hire a professional to check things out for you. In any case, do your due diligence to determine whether there’s mold in any home.

The capital city of Stockholm marks enough anniversaries and royal Jubilees this year to ensure a pleasant early retirement for the whole candle industry. The Royal Opera celebrates 250 years. City Hall, famous for the Nobel Prize banquet each December and some of the world’s most spectacular ceremonial halls, turns 100. The Nordic Museum, Nordiska museet, turns 150. Köpmannagatan, the oldest named street, just turned 700. And last (but most important to some), ABBA The Museum, the pride and joy of Swedes and disco-era music fans worldwide, is ten years old. Plus, it’s His Majesty King Carl XVI Gustav’s Golden Jubilee, marking 50 years on the throne, and the 500th anniversary of Swedish sovereignty. It’s a glorious time to visit Stockholm. So, let’s start with your shoes. You’ll need the most excellent, cushiest walking shoes you can afford, because walking and gawking (and often standing and gawking), is a thing in this artful, intellectual, powerful, and stunningly beautiful city that dates to Medieval and Viking times. The official City of Stockholm is an archipelago of 14 islands connected by 57 bridges. Even if you grab a day ticket for one of the hop-on/hop-off bus or boat tours (highly recommended to get your bearings), the lure of the waterfront promenades, city parks and medieval buildings cry out for a stroll. Here are some suggestions for a spring/summer visit. GAMLA STAN: ANOTHER CENTURY, ANOTHER BIRTHDAY The heart of the city is Gamla Stan (Old Town). Luckily for the millions of Vikingophiles around the world, her hull was salvaged largely intact, and she now holds court in the Vasa Museum, just a stroll from the Nordic Museum, with artifacts, interactive exhibits and a fascinating 11-minute ride back in time. Greta, now 20, was named TIME’s 2019 Person of the Year and was twice nominated for the Nobel Peace Prize. The Royal Palace is the official residence of the king, with more than 600 rooms, the royal armory, and five museums displaying royal costumes, coronation carriages, and artifacts, including Queen Kristina’s silver throne. AND FINALLY: WALK IN DANCE OUT! No need to bring your disco boots or rhinestone-jeweled silver jumpsuit to ABBA: The Museum. Today, the organization is opening a world of possibilities for hundreds of individuals ages 14 and older by offering a variety of inclusive, community-based programs focused on vocational training, continuing education, teamwork, social engagement, and community involvement. “We refer to the individuals in our programs as STARs because they brighten our lives, our community and our world,” said Karen Govern, CEO of STARability Foundation. “Our STARs inspire our work and spark our passion to create new initiatives and to build on the innovative programs that help them thrive. STARs show us, again and again, the achievements and milestones they can accomplish—reaching new goals each day, developing critical life skills, and laying the foundation for a positive future. Intellectual and developmental disabilities affect approximately seven million individuals in the United States, as well as their loved ones and caregivers. While families receive support while their children are in school, they are often unable to find services once they age out of the school system. In Collier County alone, an estimated 1,000 students with disabilities in Collier County schools will need supplemental services when they age out of the system. That is where STARability Foundation comes in—as true advocates for building inclusion through work, play, learning and living. Their experienced, compassionate team strives to ensure everyone has access to transformative programs, vital resources and an inclusive community that provide opportunities to live meaningful and productive lives and become vibrant members of society. Adam V., a participant in the Trailblazer Academy, is just one of the many STARs that is thriving with STARability. “I started doing the Trailblazer program four years ago,” said Adam. “STARability has changed my life. I help out the community. I have new skills. I enjoy meeting new people. I love coming to Trailblazer four days a week. I'm becoming more independent every day.” STARability is dedicated to promoting solutions for the needs of participants at every level, allowing them to express themselves through music, art, and dance, use technology to interact with others, and find rewarding jobs. Caring staff and volunteers take pride in helping them reconnect with old friends and form bonds with new ones. Currently, STARability offers a variety of programs that promote inclusive employment, engagement, and independence such as STAR Connections—creative expression workshops, wellness classes, continuing education and sports leagues, the Trailblazer Academy—a pioneering day program, employment services, and the STAR Store and Studio. For many families, such as the Kandels and STAR participant Hannah, STARability has become a lifeline. “One of the biggest goals for my family and for many others in the area has been finding, creating and sharing services and resources,” said Hannah’s sister, Geena. “Over the years, watching the growth of Hannah, as well as the growth throughout Naples and Southwest Florida to create options for jobs, social events, skill development, housing, etc. so that these individuals can become a productive part of society has been so important to me and my family.
