David Kurniadi, broker

David began his real estate career in 2006 and founded the Kurniadi
Group in 2009 with exceptional sales experience, consistently reaching
the top ten percent in sales every year.To date, David has sold over 250
homes in probate or in a trust. Prior to real estate, he earned a B.S. in the
Biological Sciences from the University of Iowa.

Comprehensive Service

Upon hiring our firm, we provide full management service in
preparing the property for sale.You would not have to return to
the property, unless you wanted to. Consider it a burden-free real
estate sales experience.We have already set a tentative
arrangement with a buyout company who will be able to
remove all of the items in the property at no cost to the estate and
there is a high possibility to net a positive cash deal for items of
value.
If repairs are required, the Kurniadi Group will gather bids from
repair professionals so that the estate may make decisions.We will
supervise any repairs that are required.

Reduction of Risk
and

Limited Probate Guidance

We only sell in probate and trust.We understand that there is a
specific risk-free process to negotiate an escrow with buyers so
that there aren’t any pitfalls with regards to Disclosures and the
Notice of Proposed Action that is required in probate real estate
sale. Other agents do not understand these things and that will
expose the estate to enormous liability. If you are handling your
probate without the guidance of an attorney, I can help.Though I
cannot give legal advice, as I am not an attorney, I may be able to
give my opinion on probate issues, based on a decade of probate
sales experience, so that you will have a smooth real estate sale.

Commission Rate

Commission Rate:We realize that selling professional marketing
services will not be required for a property in poor condition. Our
TOTAL commission is only 4.0%, which includes a small
allowance to pay a cooperating agent who represents a buyer.
Please keep ask the other real estate agent if he has budgeted
an additional commission for a cooperating agent who would
represent a buyer. This is standard practice as he would not be
able to effectively advertise your property on the Multiple Listing
Service (MLS). I am confident that the 2% commission he had
stated to you only represents his commission and does not account
for the 2-2.5% additional commission that he would need to offer
on the MLS to lure another agent who represents a buyer.
