ranching father build fences. Her love of skiing took her to the
Univ of Utah in Salt Lake City for her undergraduate degree,
after which she earned her law degree from the Univ of Florida.
With her Colorado heritage and skiing on her mind, Trish
returned to Denver to practice law. Following a lengthy legal
career including positions in Seattle and Florida, Trish wanted
to escape from behind a desk, ski on weekdays and use her
skills and local Denver knowledge in a different environment.

Two Scenarios Offered
1. Traditional Arrangement
Listing broker commission: 3.2% of Selling Price
Buyer broker commission: 2.8% of Selling Price
At this commission structure I will pay for initial staging consult, staging install for one
month and staging removal (staging to include main living area, master bedroom &
bath, basement rec room and ADU), professional photography, all marketing
(brochures, mailings, Luxury Home Tour Colorado ads, in-person touting at LHT
meetings, ReMax national website, ReMax Magazine if timing allows, Google ads, social
media ads, eFlyers, etc)
2. Discounted Arrangement
Listing broker commission: 2.2% of Selling Price
Buyer broker commission: 2.8% of Selling Price
At this commission structure I will pay for initial staging consult, professional
photography, all marketing (brochures, mailings, Luxury Home Tour Colorado ads, in-
person touting at LHT meetings, ReMax national website, ReMax Magazine if timing
allows Google ads, social media ads, eFlyers, etc). Seller will pay for staging install and
removal.

o Listing documents sent to seller for review and signature
o Professional Staging Consult
o List of 45+ Companies with Denver headquarters initiated for contact info
for Director of Outreach and Relocation Department Heads. (Introductory
letter and Listing Brochure will be sent out to each of them for receipt 24-hours prior to
MLS listing.)
o Professional staging and final cleaning
o Professional photo shoot and professional ariel shots
o Research current comps and Active competition to determine Listing Price
o Three-hour photo/filming shoot of property for American Dream TV Show with our
brokerage owner, Angela Fox
o Graphic Design work for Listing Brochure
o Special Feature cards prepared, highlighting the unique and interesting aspects of the
property, to be installed after photography.
o Luxury Home Magazine Professional Photos Taken (if publication timing is appropriate)

o List compiled of over 100 Buyer Agents who have set up a buyer search with specifics
that match the property (price, location, size, style, etc). Coming soon marketing
materials will be sent to each of these agents.
o Property status changed to Active in the MLS and syndication to various real estate
websites will commence. Home will be marketed for showings to begin within one
week after Active status to allow syndication to be completed. At this time the MLS “hot
prospect” list will be available for targeted marketing.

employment and type of industry

o Convey all offers and spreadsheet to seller. Review offers with seller,
identifying strengths and weaknesses of each offer
o Determine if counteroffer is appropriate
o Accept seller’s preferred offer
o Make phone contact with all buyer agents who submitted offers to extend
