INTRODUCTION

1.1 Statement of the Problem

The management of a real estate agency has hired you to develop an information system
that manages the sales of residential units. The system should be able to maintain records of
residential units, buyers and purchases. Each purchase of the residential units will be handled by
a sales agent.
In designing the system, the following should be taken into consideration:

 Each residential unit is assigned an unique identification number. Other information such
as: residenial types (bungalow, semidetached, terace, apartment, condominium), number
of storey (single double, three), number of rooms, number of bathrooms, built-up
area, year built, price; tenure (freehold, leasehold); and status (available, sold) are also
recorded.

 Each sales agent is assigned a sales agent identification umber. Other information such as
name, gender, date of birth, identity card number, date of employment, mobile phone
number, home phone number and home address are also recorded.

 Each buyer is assigned a unique buyer number. Other information such as name, identity
card number or passport number, mobile phone number, home phone number, office
phone number, home address and office address are also recorded.

The system should be able to generate reports as follows:

a) List of all residential units and the related information.
b) List of buyers’ information.
c) List of residential unit purchases for a particular month.
d) The top five sales agent with the highest sales (based on the price of the residential unit

sold) for a particular month.
e) The most popular type of residential unit sold.

1.2 Objective of the Project
The Objective of this project are as following:

i. To insert and display the list of residential units information.
ii. To insert and display the list of sales agents’ information.
iii. To insert and display the list of buyers’ information.
iv. To show the relation between residential units, sales agents and buyers.
v. Allow management to view the residential unit purchases for particular month.
vi. Allow management to view the top sales agents with the highest sales for a particular

month.
vii. Allow management to view the most popular type of residential unit sold.

1.3 Scope of the Project
The scope of the project is to build a Real Estate Management Information System for a

company, The Capital Real Estate. The information include the residential units information such
as residential types, number of storeys, rooms and bathrooms, built-up area, year built, price,
tenure and status. For sales agents, information of identification umber, name, gender, date of
birth, identity card number, date of employment, mobile phone number, home phone number and
home address are also recorded. Moreover, the information of each buyer such as an unique
buyer number, name, identity card number or passport number, mobile phone number, home
phone number, office phone number, home address and office address are also stored. For each
purchase of a residential unit will be handled by a sales agent.

1.4 Planning of Project Development
The Gantt chart as shown in Figure 1.1 shows the main activities and duration of the

whole development of the Real Estate Management Information System. It also shows the
milestones, i.e. the deliveries of the study, designing, implementation, testing and debugging,
and the documentation of the report on the stipulated dates.
