“We met Hadar through our company's relocation package when we moved down to the Bay
Area from Seattle. Her initial assignment was to show us around the area and help us
understand the market before we accepted the offer with my new company. We spent a whole

The effects of lighting, open spaces, neat interiors and manicured landscaping can dramatically
decrease the amount of time your home is on the market and generate the highest sales price.

The following staging tips will help your home look its very best.

• Check the visibility of your house numbers; repaint or polish if necessary
• Create an inviting walkway. Add color with annuals and a new doormat to brighten your

home and welcome buyers
• Open windows everyday to let in fresh air. Appeal to buyer’s sense of smell and create

an inviting feeling by lighting candles or baking
• Sharpen the look of your rooms by paying attention to detail. Polish knobs and handles

and replace lights in bathrooms and kitchen as necessary
• Turn on all lights when your home is being shown to highlight your home’s amenities
• Create a focal point in your entryway by adding a picture, lamp or plant
• Remove furniture to make rooms appear larger and allow for a clear traffic pattern

Sellers do’s and don’t’s to prepare for your open house:

If living in your home while selling…

• Don’t cook fish the day of — or even a few days prior to — the open house
• Don’t leave pet food lying around and consider removing your pets
• Don’t leave smelly workout clothes in your hamper
• Don’t leave wet clothes in the washer
• Don’t leave anything bizarre in your closet or cupboards (e.g. strange Halloween

costume or inappropriate items)
• Don’t have political or inappropriate books on your shelves
• Don’t leave your diploma hanging on the wall. Yes, buyers judge your education and

assume your financial situational
• Don’t have a strange piece of art on the wall (e.g. nude photo) – it will be a focal point

or a distraction
• Don’t do fresh flowers. Flowers die in a few days and can smell.
• No smells. If you have a mold issue, smoked in your home or a there is a funny smell in

your home, have it professionally removed. Buyers’ noses are extremely sensitive.
• Don’t hang around the open house. That is not a good use of your time (and you should

trust your agent to sell your home!)
• You can light a mild-scented candle or bake fresh cookies several hours before the open

– no harm in enjoying cookies before your open!

Buyers consider these protocols while walking through open houses:

• If asked to remove your shoes, please do so
• Don’t bring your dog inside
• Consider leaving your kids at home, especially if your kids are mobile
• If there is a sign that reads “Don’t Open” or “Don’t Touch” – don’t do it!
• Don’t touch any buttons, or at least ask the agent on duty before doing so
• Don’t open windows unless you are making an offer on the home (I have seen buyers
