As you have probably heard over the past months, there has been a lot of attention given to the property market, with the Royal Commission in to banking and the proposed First Home Buyers Load Deposit Scheme under the re-election of the Coalition.
So how does this affect you?
The government introduced a new $500 million First Home Loan Deposit Scheme for rst homebuyers to help them get a foot in the door. This will give 10,000 rst homebuyers the opportunity to buy a home
with only a ve per cent deposit, as opposed the usual 20 per cent.
Since the commencement of the Royal Commission into banking in March 2018, the lending practices of Australia’s biggest banks have been under the spotlight. The negative publicity during the Royal Commission kicked the banks
into overdrive last year, and they began to crack down on lending
by scrutinising borrowers’ living expenses when assessing their ability to repay loans. They started taking
a ‘forensic’ look at the discretionary spending on purchasing platforms like Afterpay & online shopping etc. These tighter lending practices have signi cantly reduced a purchaser’s ability to borrow, subsequently affecting the property market and housing prices. However, there was no directive for banks to further tighten their lending practices in Kenneth Hayne’s nal report into the nance sector.
On a positive note, properties are
still selling and there are many ways you can maximise the sale price of your home and reduce the time your property stays on the market.
1. Pricing the property correctly from the start
(This is one of the most important aspects of selling your home - if a purchaser can’t see value in your home it will go to the bottom of their list)
2. Target marketing
(Ensuring you capture the audience & attract the right purchasers)
3. De-cluttering
(If you don’t need it chuck it, presentation is key)
4. Styling your home
(Present your home so it appeals to buyers and shows-off its
full potential)
5. External presentation
(Mowing lawns, painting, gardening, pressure cleaning etc.)

You can’t turn the TV on, or read a news article, without seeing doom and gloom in the Australian Real Estate market.
Is it true?......... Yes & No.
Prices have come back a little, we have seen the median sale price in the area drop by 8% on average over the last 12 months, but we saw a 60% increase over the previous 5 years, which was the biggest “boom” ever recorded. What we are experiencing is the natural progression within the marketplace.
Realestate.com has seen suburb viewing numbers on their site drop by 55% over the last 12 months, so that’s half the number of buyers now looking for property in the area. We have also seen an increase of 35% in available properties for sale on the market since October 2018.
All these stats point to a downturn in
the market, however, there has been an increase in sales. Properties are still selling if they represent market value, otherwise you
may nd yourself siting on the market for extended periods of time.
I believe the market will continue on a downturn until the end of the year, before we see it starting to stabilise. A couple of contributing factors are the upcoming Federal Election with a possible change of Government, along with the conclusion of the Royal Commission into the banks.
Keep in mind, that if you are thinking
of selling in this market you will also be purchasing in the same market - it goes hand in hand. You might not achieve as much as you may have 12 months ago, but you won’t be paying as much for another property either.
