1814 S TROY ST | NORTH LAWNDALE
SHAY HATA & DAVID ZWARYCZ
Gorgeous and trendy rehabbed 5 bedroom plus office (or use it as a small 6th
bedroom) 2 bathroom single family home in North Lawndale on an oversized 27
foot extra wide lot by 125 feet deep. The owners lovingly retained the original
charm while making all of the modern updates today’s buyers could want
including adding gas forced air furnace heat, central AC, 200 amp electrical
plus new electrical throughout, new plumbing throughout, spray foam insulation
and more when the property was deconverted from a 2 flat to a graciously
sized single family home in 2015. Bright and airy throughout due to 9.5 foot
ceilings on both the main floor and upper bedroom level as well as hardwood
floors throughout. Welcome guests in your formal foyer with coat closet which
opens to a large living room which easily fits a big sectional and leads to a
formal dining room area that can fit a table for 8-10 people. Continue down
the hallway past two bedrooms and a full bathroom with walk in shower to the
gorgeous kitchen. The completely redone kitchen features soft close cabinets on
the bottom with open shelving on the top, a gas double oven with 4 stove top
burners plus a griddle, a hood vent which vents to the exterior, quartz counters,
stainless steel appliances, and an island with a built-in microwave that seats 2
people. The kitchen opens to a den with exposed brick and a built-in buffet/
hutch which can be used as an eat in kitchen area fitting a table for 10 or an
additional family room. Off the kitchen is a three season porch which can stay
as is or a buyer could remove the back porch/stairs to build a fantastic outdoor
deck leading to the huge grassy backyard since the wall separating the kitchen
from the three season porch is the original brick exterior wall. Upstairs is a large
second family room, which gets flooded with natural light, as well as 3 additional
bedrooms plus an adorable office and gorgeous bathroom with double sinks, a
cast iron soaking tub with a TV mounted in front of it for long luxurious baths, a
walk in shower, and a separate water closet for the toilet. The primary bedroom
easily fits a king sized bed and looks out over the backyard. Also on this level
is the large laundry room with side by side washer/dryer and a sink, which
could easily be converted back to a 3rd bathroom with laundry moved to the
basement. Washer/dryer, kitchen appliances, furnace, central AC and more from
the rehab done in 2015. The unfinished basement, reached from the rear interior
stairs, allows for additional expansion opportunities although with almost 2500
of finished square feet you may just love having a huge storage area or even
workshop in the basement. While there is currently no onsite parking there is an
alley in the rear of the property so a new buyer could potentially add a garage or
parking pad at the rear of the lot while still retaining a large backyard, otherwise,
there’s always tons of permitted street parking. Great location close to Douglass
Park where you can play tennis, soccer, golf, baseball, basketball, track or go
swimming plus enjoy walking paths. Also close by is the gorgeous Lawndale
Fitness Center which has a huge gym, Green Tomato Cafe, farmer’s market with
local community learning workshops and more. Just one block to the Kedzie
Pink line stop or a quick drive to Pilsen, West Loop, Hyde Park, Little Village, the
Loop and more.

THE TOP 10 REASONS YOU’LL LOVE LIVING HERE
1 For sure the number one thing you’ll love is Douglass Park. It is a huge green space in the
middle of the city where you can do just about everything (for free), tennis, soccer, golf,
swimming, baseball, basketball, and track. Or just stroll around the 173 acres with paths winding
around ponds and lagoons. If you’re a birder the park is a hot spot for many species, there’s
even a Facebook group dedicated to the birds (and plants) of the park. The park also hosts a
few music festivals each year, and living at this address gets you free entry into Riot Fest.
2 The Lawndale Fitness Center is just down the road with a beautiful, large gym. They have a
huge range of classes and community leagues. There are nice locker rooms with showers and a
sauna and it’s only $15 a month. Plus the rooftop has awesome views of the city.
3 Within the same building as the Fitness Center is The Green Tomato Café which is an adorable
café with delicious breakfast, coffee, and smoothies so you can go get a workout in and then
consume all those calories back with an Ogden Sammie (my personal favorite).
4 A few years ago the Chicago Botanic Garden and the Health Center collaborated to create a
sustainable market offering fresh produce that is locally grown. They have an aquaponic farm,
outdoor farming space, an incubator kitchen, and community learning workshops. It’s like
having a fresh farmers market available at any time.
5 Living on the west-side gives you close proximity to every neighborhood in Chicago. I know
many people living on the northside who never step foot in Bridgeport or Hyde Park, and vice
versa for southsiders, but you get easy access to all of it. Just about every neighborhood is a
short drive away and that makes it easy to explore the whole city rather than sticking to one
side or another
6 While currently closed due to covid; Lagunitas brewery and taproom is a quick 15 minute walk.
They have tours and live music and events throughout the year. The space is quirky and fun and
the food and beer are great.
7 The community here is unlike anywhere else we’ve lived. Our actual close neighbors are some of
the friendliest and kindest people you’ll find, and the community at large is constantly looking
out for each other and working to make this neighborhood the best in Chicago.
8 If public transit is your thing, we are a block away from the Kedzie Pink Line stop so it is really
easy to get downtown whenever needed. There are also many bus lines and Divvy bikes nearby
so finding transportation to anywhere is really easy.
9 You’ll be super close to some of the best authentic Mexican food in the city; Pilsen and Little
Village are both amazing for this. 5 Rabanitos is our current favorite, but you really can’t go
wrong with any place you find, including just street food…thinking about elotes now.
10 Culture, history, and diversity. Lawndale has a rich history, beginning as a Czech community and
becoming mostly Jewish by 1920; there are still large synagogues throughout the community.
In 1966 Martin Luther King Jr. lived just a few blocks from us, which is now home to the MLK
museum. Lawndale also houses the original Sears tower, it has been renamed Nichols Tower and
serves as offices and space for community organizations. There is history and culture around
every corner of this neighborhood and if you live here long enough it somehow gets into your
bones. You’ll see it in your neighbors and friends, it’s the underdog neighborhood and it’s the
only place I’ve ever lived that made me feel deep pride in seeing it bloom.
