PROJECT GOALS

Establishing a premier destination medical facility offering multiple specialties, Drexel Town Square Health
Center sets a geographical landmark for the Froedtert & the Medical College of Wisconsin health network
in southeastern Wisconsin, expanding their reach of services to a new region in a conveniently located
retail setting. Developing a functional, practical and flexible campus, the health center creates a signature
statement for the Froedtert & MCW health network in Oak Creek, demonstrating a commitment to
enhancing lives while contributing to the attractiveness of the community.

In addition to expanding their reach, this facility introduces a robust outpatient center with full cancer
treatment and high-end imaging services. Upon starting the project, the client identified goals to improve
the patient and staff experience through operational efficiencies, while still delivering a cost-effective fully
equipped health center.

FOCUSING ON EFFICIENCY

With a focus on efficient operations, the building design was developed around program offerings. Consolidating
operations, a multi-suite setup was introduced where registration areas, waiting rooms, staff breakrooms, conference
rooms and offices combine functions, allowing for optimized real estate and improved operations. Centralized
registration enables patients to be greeted immediately by staff who quickly direct them to their destination, promoting
a stress-free patient experience.

Dual-access exam rooms surround core staff work areas, reducing staff footsteps. Universal exam rooms ensure
flexibility across the facility. Waiting areas are conveniently located near stairs and elevators for further ease in
wayfinding, with ample natural light for improved patient satisfaction.

In addition to efficient operations on the inside of the building, special attention was given during the planning process to
minimize patient, automobile and service conflicts. To maximize street level activation, staff and other non-patient areas are
positioned along the public edge wherever possible. The vehicle access drive for the parking structure is strategically placed
to draw traffic away from the facility entrance walkways, thereby reducing potential incidents.

PERFORMANCE DESIGN Cancer Care Center

Accommodating change and growth, the building’s
design was focused on flexible environments and
delivering a resilient and cost-effective foundation.
Employing a combination of finishing techniques, the
unique precast skin offers a modern riff on the nearby
stone City Hall, enhancing the connection to the Oak
Creek community. High performance ribbon window
glazing and smooth aluminum skin panels provide
a textural counterpoint to the precast mass. A high
performance mechanical system integrates LED lighting
and energy efficiencies, preserving natural resources
while increasing indoor comfort. Ample natural daylight,
in addition to saving energy, improves productivity and
provides visual and mental stimulation for all users.

PLANNING FOR THE FUTURE

The campus is designed for the future with room for
growth and adjustment. By consolidating public circulation
areas into a central zone, the building accommodates
tremendous service line flexibility; with the ability to readily
address reconfiguration as well as the addition of higher
acuity services. Warranting efficiency for the future, EUA
worked with Froedtert & MCW executives to develop
standards for future projects and evaluated building
materials and systems to ensure cost effectiveness.

Fulfilling long-term goals, the urgent care wing is designed
to easily transition into a free-standing emergency
department. The cancer and ambulatory surgery centers
are also designed for expansion, to meet the changing
needs of the community. The parking structure is positioned
to allow future building expansion and to maximize views
to and from the building. Responding to the trend of digital
healthcare, the design of the new health center offers
options such as virtual consults and e-visits.

RESULTING OUTCOME

Froedtert & MCW Drexel Town Square Health Center is more
than just a clinic, delivering a comprehensive destination
medical facility in Oak Creek. Delivered on-time and under
budget, the center offers a complete spectrum of services,
under one roof in a smaller facility; from primary and urgent
care to an outpatient surgery center and cancer center.
Providing access points and new offerings in southeastern
Wisconsin, the building’s presence reflects the Froedtert &
MCW health network’s commitment to responding to the
needs of the community.
