KOMATSU MINING

MANUFACTURING + HQ + NEW CONSTRUCTION

Infusing brand + efficiency to create an
unrivaled world-class facility

EUA is leading the design of Komatsu’s new global
headquarters near Milwaukee’s Harbor District. A five-
level parking structure with approximately 700 stalls will
stand between the office and manufacturing facilities
with a public riverwalk lining the campus waterfront. A
company museum, research and training center as well
as a two-story automation lab will be included in the
office building.

With Net Zero as a goal and energy efficiency as a key
driver for the project, the new facility is expected to use
75 percent less electricity and 80 percent less water than
the company’s current headquarters. The project will
be seeking LEED certification and intends to use solar
panels, wind spires, a closed-loop heat treat system, LED
lighting and other sustainable solutions.

Redefining the campus identity
through transformative design

As the workplace environment continues to evolve, this
confidential insurance client wanted a holistic design for
their current and future workplace.

Creating an environment of choice, the new buildings
purposefully engage employees throughout the day.
Amenities across the campus include a new cafeteria,
auditorium / amphitheater, indoor and outdoor
comfortable seating areas, training center, garden and
fitness center.

Designed with extreme flexibility, the campus can adjust
to future programming needs while maintaining existing
service points and controlling costs. Parking areas support
future expansion for additional stalls, while long-term
campus connectivity is enabled with enhanced tunnel
connections featuring skylight intervals and spaces.

SECURA INSURANCE

HQ + NEW CONSTRUCTION

Incorporate employee wellness +
green practices into one building

Due to continued growth, SECURA had outgrown their
headquarters and had been leasing additional space as a
temporary solution. SECURA engaged EUA to design and
build their new corporate headquarters, keeping their
commitment to northeastern Wisconsin.

The final design brings together a people-focused
culture, environmental heritage and spirit of wellness
under one roof. To continue to be a workplace of choice,
employee amenities such as walking trails, a fitness
center, wellness clinic and outdoor fountains are included
in the design. A monumental staircase is incorporated
to encourage use over elevators and foster spontaneous
interactions. Anticipated future company growth has
been incorporated into the site master plan and modular
building design.

A large focus on sustainability integrates green practices
into the building, minimizing environmental impact while
creating a healthy environment where employees can be
proud of and excited to come to every day.

NEW HQ + NEW CONSTRUCTION

Focus on technology
+ sustainable features to
maximize building performance

Strategically placed within Reed Street Yards, Milwaukee’s
Global Water Technology Park, the Zurn Industries
headquarters, enhances Rexnord’s water management
division presence. The group delivers complete water
solutions for new construction and renovation of
commercial, municipal and industrial projects. The new
facility brings this division closer to Rexnord’s corporate
headquarters in Milwaukee.

This building is a contemporary reflection of the
technology Zurn develops, manufactures and markets.
A large product showcase off of the lobby differentiates
itself from the rest of the building. With visibility
as a key driver, signage and building positioning
maximizes exposure to neighboring bridge traffic.
In addition to the building’s site orientation to maximize
daylighting, the project includes passive sustainable
features including locally sourced materials and
stormwater management − all elements that support
the project’s LEED® Gold achievement.

The Spark is located within Madison’s revitalized
Capitol East District, an area designed to support
entrepreneurship and economic growth. Home to
American Family Insurance and StartingBlock Madison
(SBM), SBM will be an entrepreneurial center for
start-up companies and established entrepreneurs to
share knowledge, skills and professional assistance.

The building features a modern, environmentally-
sustainable design and collaborative indoor and outdoor
spaces. Focused on creating an innovative environment
to support a variety of work styles, the building features
flexible spaces for both focused and group work.
Strategies were developed through extensive visioning,
research and benchmarking in order to create a tailored
solution that will meet the needs of all users. The Spark
represents American Family’s commitment to investing
and energizing the entrepreneurial spirit in Madison.

for employees and clients

American Family Insurance occupies the fifth through
eighth floors in Spark, a new nine-story building designed
to support entrepreneurship and economic growth in the
Madison area.

The Spark features a modern, environmentally-
sustainable design and collaborative indoor and outdoor
spaces. Focused on creating an innovative environment
to support a variety of workstyles, flexible spaces are
incorporated to support both focused and group work.
Strategies were developed through extensive visioning,
research and benchmarking in order to create a tailored
solution that meets the needs of all users.

The floors consist of open-concept offices with collaborative
common spaces, meeting rooms and private offices.
Secured meeting rooms are available for American Family
to host clients that are looking for more privacy.

CORPORATION

Enhance brand visibility + create an
operationally-sound work environment
that promotes interaction + well-being

Menasha Corporation required a new corporate
headquarters that could adapt with the company and
exemplify their passion for lean processes and innovative
solutions. The company was seeking an environment
that encouraged socialization and well-being, aided in
attracting new talent and emphasized pride in
the organization.

EUA designed a new facility that infused unique
environments to embody Menasha’s strong legacy of
innovation throughout the office. During the design
process, EUA provided the client with progressive ideas
that allowed for the new space to incorporate a flexible
and open environment through collaboration and
workplace efficiencies. EUA worked closely with Miron
Construction in a design-build partnership to develop
schedules and budget parameters. EUA began with
programming, to develop a detailed design schedule that
included project milestones, budget checkpoints, internal
quality reviews and municipal reviews. At completion, the
project remained on time and on budget.

Design a highly sustainable
building within ABB’s corporate
branding standards

This three-story Class A office building houses ABB’s
Southeastern Wisconsin business operations, representing
350 jobs, including over 100 engineers and scientists.
Ultimately chosen for optimal visibility within the
community, building placement takes into account the
axis of the sun and utilizes only native landscaping for
minimal maintenance and irrigation. Unique sustainable
features include electronic vehicle charging stations, a
green roof patio, parking lot permeable pavers, bike
locking stations and showers. Several walking paths are
woven into the landscape to promote employee health
and wellness.

Clean lines, bold graphics and a branded palette
define the corporate culture of this space, transitioning
seamlessly from the exterior to interior for a cohesive
aesthetic. The interior features several open meeting
areas and private enclaves on each floor for focus work,
giving employees maximum flexibility in where they
work. With workstations on the perimeter of each floor,
employees enjoy natural light and clear wayfinding
throughout each department.

WORLD HQ + NEW CONSTRUCTION

Design, engineer + build with
environmentally-responsible methods

EUA was selected to design the world headquarters for
ManpowerGroup, a Fortune 500 company and global
leader in the employment services industry. Located
in downtown Milwaukee, the 280,000 sq ft, four-story
facility is an impressive addition to the city’s riverfront.

The project includes the new world headquarters, a
Riverwalk and an adjacent 1,260-car parking structure
connected to the building via a skywalk. The building
opens gracefully onto the Milwaukee River, enlivening the
riverfront experience for both Manpower employees
and the community as a whole. The office building faces
the Milwaukee River and features a public plaza. The
entire project was designed, engineered and built with
environmentally-responsible methods, showcasing a
commitment to sustainable design.

ACUITY INSURANCE

Create spaces that support the
company’s message of community
support + happy employees

Building on the 266,000 sq ft addition completed by our
firm in 2004, ACUITY contracted EUA again in 2013 to
complete further additions to the corporate campus. The
design optimized building system efficiencies, managed
auto traffic and pedestrian safety and facilitated ACUITY’s
expectations. Many amenities were designed for shared
use with the community, enhancing the company’s ties
with Sheboygan.

Attracting the best and brightest workforce to Sheboygan,
especially millennials, was a top priority for ACUITY.
Creating a healthy, inspiring environment for over
1,200 on-campus employees included expanding the
24/7 fitness center to offer full cardio / strength training
equipment, a boxing ring, dance studio, spin / aerobics
studio and a rejuvenation center. Additionally, a 40-foot
climbing wall and indoor ferris wheel were prominently
placed in the central galleria space. Amenity upgrades
also included a 2,000-seat theater-in-the-round and
more than doubled flexible training rooms.

A modern facility exemplifying
a 150-year reputation of ingenuity,
innovation + reliability

Gehl’s new North American headquarters consolidates
150 years of scattered real estate into a state-of-the-
art office, research and product development facility.
Gehl’s goals for this project were to unite staff from
numerous locations, inspire collaboration and innovation,
and craft a building that exemplifies the company’s
international reputation for creating precision industrial
and agricultural equipment.

Their new facility streamlines opportunity for invention
and aids in reduced time-to-market through flexible
planning and universal staff connectivity to testing and
product proofing facilities. Common spaces such as small
open meeting areas, training spaces, and a cafeteria are
purposefully placed to spark impromptu conversations,
casual talk of work, and creative thinking.

History + sustainability on display

J.F. Ahern Co., a 100-year-old, family-run mechanical
and fire protection contractor required a new Milwaukee
headquarters where they could better serve clients,
reinforce their brand, and retain and attract talent. The
building combines elements of design, branding and
function to serve Ahern’s unique industrial needs while
facilitating a culture shift. Consistent flooring between the
shop and office help to subtly integrate workforces with
open spaces, such as coffee bars, woven into the office to
encourage chance encounters between employees.

As sustainability is a large part of Ahern’s business,
this project integrated many green design elements to
achieve LEED® Gold. Advanced rainwater collection,
solar thermal hot water and HVAC systems all feed into
a central monitoring interface that allows for real-time
data analysis of energy use and conservation. This client
teaching tool is able to compare cost savings against
conventional energy sources, making the facility an
educational space and reinforcing their market position.

Communicate a world-renowned brand
while fostering community within

After a competitive regional search for a new site to
consolidate their information technology, ultrasound, and
e-business divisions scattered between three sites, GE
Healthcare worked with Irgens and EUA to develop this
premier showplace for their innovative products
and services.

Leveraging knowledge and technology present in nearby
institutions such as the Milwaukee County Research Park,
Children’s Hospital, and the Medical College of Wisconsin,
GE is able to develop even deeper capabilities in medical
technologies, servicing customers around the world. The
facility brought together several different business units
whom were scattered amongst different locations in the
area into a global headquarters housing over 2,000
employees that expresses GE’s distinctive and memorable
high-tech brand, a crucial design goal for the project.

Strengthen the Northwestern Mutual
culture of community + commitment
to long-term growth

Northwestern Mutual made the decision to develop
a second, suburban campus to accommodate their
booming workforce. EUA developed a master plan for
the new campus that reflects Northwestern Mutual’s
core values of quality, stability and efficiency. The plan
included four, phased office buildings that could support
the company’s growth and future needs. The buildings
are clustered around a central water feature, creating a
visual focal point for the complex. The office buildings are
designed with the ultimate flexibility; allowing for different
office configurations and easily adaptable space through
a raised access floor throughout.

The design of the new facilities strengthen Northwestern
Mutual’s culture of community by making subtle
connections to the company’s well-established downtown
campus, while also celebrating the natural setting of the
new campus.

MERCANTILE
BUILDING

ADDITION + CORE / SHELL

Integrate an existing building with
an updated + operationally
efficient addition

Originally built in 1909, the Mercantile Building in
Milwaukee’s Third Ward added a five-story addition to
include first floor retail and four floors of office space
that will connect to the existing 50,000 sq ft structure.
A modern interpretation of the historic neighborhood’s
material use, rhythms and patterns, the addition is
modern in personality and amenities featuring soaring
spaces with abundant daylight, exposed structure and an
expansive rooftop deck with lake views.

The new vertical circulation and design integrates with

TENANT IMPROVEMENT + SINGLE OCCUPANT

Promote effective teamwork + inspire
employees every day

EUA designed M3’s new headquarters to help recruit
and retain employees by creating a more enjoyable work
environment. EUA worked with the owner and developer
to create budget-friendly design options to support the
upcoming culture shift. Employees were engaged and
empowered to make decisions and take ownership of
the project.

The new space represents M3’s objective to change
its corporate culture through architecture and design.
Moving from a three-story facility to a two-story building
diminishes the sense of hierarchy. Positioning workstations
at the perimeter of the building provides daylighting
and access to the stunning views of Lake Mendota to
all employees. The use of decorative lighting fixtures
throughout increases identity and adds definition to
the spaces. Amenities including an open monumental
staircase, a work café, skylights and fitness room help to
create a supportive workplace.

Create an open + modern
environment, while incorporating the
history of the brand

As an anchor tenant in a new high-rise office tower,
Godfrey & Kahn occupies the top three floors, including
a private terrace located on the 19th floor. They desired
a modern, sophisticated look that would feature key
pieces of artwork. EUA’s design creates an environment
that energizes the brand while respecting their
esteemed history.

The design of the new space fosters an organizational
culture shift through open spaces and collaboration areas.
Defining a standard, non-hierarchical office structure
allows greater flexibility for future space needs. Providing
natural daylight throughout was a major requirement and
is activated by glass-front offices. EUA coordinated with the
building’s architectural, structural and mechanical models
to integrate conference rooms with the large supply and
return ductwork from rooftop units.
