Design office, manufacturing +
assembly space to support a variety
of work styles

Sierra Nevada Corporation’s (SNC) Space Systems is
leading an effort to create a low-cost commercial human
space system to support the transport of cargo to and from
low-Earth orbit, including the International Space Station.

SNC hired BurkettEUA to design their new office and
manufacturing / assembly space within an aggressive time
line. One of the client’s primary objectives was to design
a cross-generational environment that attracts millennials
and creates the opportunity for cross-training between
senior leadership and new hires.

A new warehouse was converted to office space which
provides a bright and energized work environment, in
which all employees are connected to natural daylight
and exterior views. The manufacturing / assembly
area benefited from the high bay construction and
was designed to meet very strict performance criteria
while providing flexibility. The design also includes two
command centers and a viewing area for tours.

BurkettEUA is continuing the relationship with Sierra
Nevada Corporation at the Murphy Facility for Propulsion
Engine fabrication in Middleton, Wisconsin.

CHALLENGE

Apply Boeing’s Lean manufacturing
process to a new office space in a
highly secured environment

The Boeing Missile Defense System engineers had been
located in a compartmentalized space evolved over 10
years of working on specialized government programs.
Boeing recognized the opportunity to provide a more
efficient workplace and create a cultural change. Boeing
had a compelling vision for the project, centered on
leadership, common purpose, clear goals and teamwork
– for a transformation workplace dedicated to supporting
its people and work. Boeing applied the “Lean Office
Process,” originally developed for manufacturing
productivity improvements, and modified it to broaden
its use in general office space. The keys to the success
of this process are (1) executive sponsorship, (2) cultural
change, (3) engagement of workforce, (4) people coming
to work to be together and (5) team effort. An innovative
conference center with a centralized control room enables
each meeting room to toggle between standard and top
secret uses. Additional Boeing projects included a data
center expansion and SCIF rooms at their Integrated
Defense Systems facility in Aurora, CO.

DEER CREEK CANYON*

CORPORATE OFFICE + TENANT IMPROVEMENT

CHALLENGE

Improve security, increase
sustainability + implement designs
to blend in with the original design

Lockheed Martin’s goal was to increase security in the
reception area while making the space feel comfortable
and inviting to visiting dignitaries. The design team’s
objective was to achieve the increased security in a classic
and elegant manner, blending seamlessly with the existing
lobby. Materials and systems were selected for their
environmentally friendly elements to meet the client’s goal
of using sustainable principles where possible. The building
is located in the spectacular red rock formations of Deer
Creek Canyon. The views from the lobby into the canyon
are breathtaking and are the focal point of the design. To
convey the history of the site in the Ken Caryl Valley and
the building itself, the entry to the gallery features two sepia
toned nine foot by 30 foot wide photographic murals which
flank the guard station. The murals, along with a 1,500-
gallon salt water aquarium and media displays, provide
ample distractions for guests as they wait for their security
clearance to enter the building.

CHALLENGE

Build a modern, expanded visitor
center that appeals to guests +
streamlines internal processes

Lockheed Martin’s existing Visitors Center at the
entrance of their Waterton manufacturing campus was
in need of modernization and an expanded footprint
to better facilitate their processes for granting access to
visitors and personnel. To improve internal processes
and provide a positive first impression to customers
and employees, BurkettEUA designed a new building.
The Visitor Badging Center is a modern pavilion-type
building that takes its cues from existing structures on
the campus as well as Waterton Valley’s landscape.
The masonry evokes the jutting rocks and hogback
formations prevalent on the campus’ rolling hills. A
glass cube with sloped roof provides maximum visibility
to the security staff inside the building for monitoring
traffic activity in and out of the plant, as well as vast
amounts of natural light. Tasked to design a LEED
Silver building, it achieved LEED Gold certification.

HQ + RENOVATION

CHALLENGE

Design a new headquarters that can
encompass multiple events as well as
everyday work

BurkettEUA designed the new headquarters for United
Launch Alliance, which includes 150,000 sq ft of office
space and a 100-person auditorium for internationally
broadcasted press conferences and to accommodate
multiple events requiring tight security. The complexities of
the auditorium lighting, acoustics, audio visual design, and
coordination were the focus of this project.

Due to the fact that the existing building wasn’t originally
designed for an auditorium, careful verification of
clearances and sound separations were required. We

ViaSat had just acquired WildBlue Communications and this
project was the establishment of a regional headquarters
to accommodate several engineering teams. Applying the
team’s strength in creating a balanced design for people
and technology. Employees now have a very functional work
environment for focused individual and collaborative team
efforts. Specialized spaces includes engineering test labs, a
control center for monitoring satellites and training rooms.

The creation of amenities, such as the Rocky Mountain Roast
House and a patio, provided alternate working spaces.
The reflection of a consistent brand and the blending of
the cultures within the newly merged companies were
prominent drivers in the design process. Attention to detail
while providing a cost-effective solution resulted in a very
successful project.

DigitalGlobe (formerly GeoEye) organization in defense
and intelligence, public safety, critical infrastructure, energy
and online media with satellite imagery, provides tools and
expertise to support important missions around the globe.

Our 20-year relationship provided various modifications
and enhancements to their global headquarters. This
facility was the primary operations center for their
satellites, in addition to housing the geospatial production
services for their imagery products and solutions. Projects
included an office restack, data center upgrades, new
generator, new central utility building, multiple SCIF rooms
to support government projects and master planning for a
major building expansion on site.

Design a space that contains three
separate zones for the client’s
operations center

The 50,000 sq ft space consists of three separate zones.
Zone 1 contains the primary electrical infrastructure with
areas designated for switchgear, parallel switchgear,
and generators, all within the building shell. Zone 2 is
made up of three independent Data Centers. By using
access floors throughout the Data Centers, electrical
and mechanical systems are located beneath the racks
providing clean aisles and an attractive presentation to
potential clients. The architecture of this area includes a
wall design that will allow Visa to add a FM200 system
in the future. In addition, Zone 2 uses indirect/direct light
fixtures providing clean, even light throughout, which is
conducive to maintenance on equipment contained within
the Data Centers. Zone 3 consists of the reception area,
Event Center for presentation to clients, and the Network
Operations Center (NOC).

Terumo BCT (formerly Gambro) moved into the Signature
Centre as a result of aggressive growth. They wanted to
expand into a green building and the Signature Centre
building has accomplished that, with a LEED Platinum
certification.

BurkettEUA employed concepts that included daylight
harvesting, outdoor views, and under-floor electrical and
mechanical systems, while still designing to the customers’
requirements and needs. The 140,000 sq ft office space
project included a 15,000 sq ft high-reliability call center
and a state-of-the-art HVAC distribution system.

Design a highly collaborative
space within Charter’s corporate
branding standards

Charter Communication’s engineering facility is a 91,640
sq ft build-out encompassing engineering labs and office
space. 60,000 sq ft are dedicated to office uses in a
primarily open office environment. The goal of the design
was to encourage collaboration and communication
among the various teams utilizing the facility.

The primary expression within the space is exposed
construction complemented with warm natural materials.
Ductwork, lighting, cable trays and other building systems
have been organized to support the workstations and
meeting spaces in a clear and efficient manner. Daylight
is accessible and abundant throughout the space even
though the floor plans are deep.

The building was originally designed as a warehouse and
it was determined early on to take advantage of the ceiling
height afforded.

Design a fabrication space for mixed-
hazardous occupancy while working
closely with the general contractor

The design-build delivery methodology was key to
the success of multiple construction projects on this
confidential client’s campus. The most significant projects
included a 194,000 sq ft addition to the semiconductor
fabrication plant (while keeping the adjacent clean
rooms in operation), campus master planning and a new
135,000 sq ft Building 3, which includes clean rooms,
office floor, and a campus distribution center. A major
driver across these projects was a fast track design and
construction schedule to facilitate an accelerated time to
market. Pull planning was utilized to develop a detailed
work plan, which effectively communicated the overall
process and critical milestones to the entire design-build
and client team. The facility engineering leads were active
participants throughout the project, including the weekly
BIM coordination meetings. The design was driven by
functionality, while providing an efficient, comfortable and
safe work environment for the staff.

Medtronic Navigation is a unique division of the global
corporation focused on the development of software and
hardware used in brain surgery. Their mission is displayed
as “to alleviate pain, restore health and extend life.” They
are dedicated to the corporate mission of delivering new
and innovative medical technology solutions that help
improve healthcare around the world.

The project consisted of renovating and expanding their
109,000 sq ft divisional headquarters facility, located in
(2) buildings. The project was approached with an intricate
precision to keep all functions operational during the
eight-phase construction extending over a year in duration.
The design achieved improvement of work flow; created a
more comfortable work environment with access to natural
light and views; created spaces for collaboration; and
provide ares for corporate and division branding.

The new facility allows Gauthier to effectively support
the demand for its world class orthopedic and spinal
instruments while providing space to grow. The single level
office and manufacturing space allows for transparency
between engineering, quality control and manufacturing.

The overall building layout is based on a “courtyard”
scheme. The central courtyard provides outdoor green
space for the office and support areas, as well as a
promenade entry to the facility. With a focus on creating a
positive corporate culture, staff amenities were highlighted
through green space, daylighting, gym/locker rooms
and a cafeteria. In addition, Gauthier’s customers can to
observe the production of the company’s instruments via
a showcase located adjacent to the manufacturing plant.

Design the first building in the new
UWM Research Park

In 2011, the Economic Development Administration, part
of the U.S. Department of Commerce, awarded a grant
to the City of Wauwatosa and the University of Wisconsin-
Milwaukee Real Estate Foundation to construct Innovation
Park’s first building – the UWM Innovation Accelerator. This
building is conceived as a place where business and industry
meets academic research to launch intellectual property for
the new century.

Transparency and viewing rooms were used within several
labs for learning and research purposes. Synergies were
increased through layout and tenant placement, as well
as shared spaces placed strategically to increase chance
encounters. The building’s laboratory facilities are used by a
wide variety of researchers and entrepreneurs who want to
leverage the technology present in nearby institutions such as
the Milwaukee County Medical Complex, Children’s Hospital
and the Medical College of Wisconsin. A coffee alcove, a
copy area and flexible seating areas create collaborative
spaces and play host to community and UWM events.

Consolidation to create corporate
identity + improve safety of operation

Encapsys, a microencapsulation technology leader,
was previously housed in three different facilities on
one campus. This 70-person company was looking to
consolidate all operations into one building headquarters
for efficiencies, while creating a strong corporate identity
and improving the ongoing safety of their operations.

More than 10% of the building square footage was
designed as collaborative workspaces for the Encapsys
team members. One large collaboration space, the Hub, is
used for small team discussions, large all staff gatherings
and serves as a dining area for the team and clients.
Collaboration spaces extend into the laboratory itself with
an open format design. Within the laboratory, there are
featured collaborative zones specifically designed around
technology sharing monitors and equipment. Flexible lab
spaces/benches were added to support three different
teams consisting of up to 40 people (Scientists, Process
Engineers and Technicians).

Luminex is an international life sciences company with
headquarters in Austin, Texas. We completed a colorful
and engaging interior renovation for Luminex’s Madison
location, used for laboratory work, R&D, quality control,
and the manufacturing of molecular diagnostic products.

The new facility is designed for Biosafety Level 2 and 3
containment and features elaborate mechanical systems to
produce ultra-low humidity areas with precise controls with
compressed air and gas systems. The office space includes
private offices, cubicles, training rooms, conference rooms
and break areas. While currently accommodating between
65 and 85 employees, the designed facility aligns with
Luminex’s strategic plan, allowing for future growth.

Thermo Fisher Technology (previously named Dharmacon)
is the world’s largest provider of synthetic RNA and custom
RNA oligos. The new facility is located in the emerging
Lafayette Corporate Campus development, near the
intersections of Highway 287 and the W-470 interchange
in Lafayette, CO. Our team participated in the early
phases of real estate option evaluation based on critical
programmatic requirements of Thermo Fisher Technology.
The evaluations included not only space needs but also
structural and mechanical systems relative to identified
criteria in order to support the highly technical chemistry,
biology, and R&D aspects of the business process. The new
facility integrates the varied lab uses, facility maintenance
and support functions, with the corporate headquarters
office requirements, into a cohesive whole.

Design a 3-story building that will
accommodate office and laboratory
space

As the 4th building on the Natural Resources Research
Center campus, Building D nearly completed the courtyard
effect created by a perimeter of buildings in the campus
masterplan. The 3-story building is sited on a fairly steep
slope, creating two distinctly different entrances, one on
the Lower Level-North for campus pedestrian traffic, and
one on the Main Level-South for parking lot pedestrian
traffic. The Main Level entrance opens into a large two-
story lobby space connecting the public and assembly
areas to the office spaces on the Upper Level. The 2
wings of the Upper Level office spaces are connected by
a bridge through the two-story lobby space. The building
is designed to accommodate the campus vernacular,
yet allows the individual character of the building to
be defined by the use of the exterior materials. The
Agricultural Research Service (ARS) branch of the United
States Department of Agriculture occupies the facility. Half
of the building accommodates the ARS laboratories, while
the remainder houses offices and assembly spaces that
support the labs.

CHALLENGE

Design a building that will fit in with
surrounding buildings + consolidate
offices for the NRRC

This office building is the second in a campus of six on the
Centre for Advanced Technology site at Colorado State
University. It houses the Animal + Plant Health Sciences
branch of the USDA. The building consolidates several offices
of the USDA across the country into a single research center.
The placement of the building within the NRRC campus
reinforces the concept for a large courtyard formed by the
perimeter of campus buildings and landscaping elements. This
courtyard is scaled to allow easy pedestrian communication
between all buildings. The site accommodates the majority
of the campus water quality and detention wetlands using
xeriscape and other natural planting techniques. Automobile
site traffic and parking is accomplished at the interior of the
campus in order to soften the impact of hardscaped surfaces
on the surrounding landscape. The two wings of the three story
building are connected by an aluminum and glass curtainwall
system announcing the entrance to the large two-story lobby
space. Exterior gathering space is provided at the north lobby
terrace. The brick and precast materials were selected to
compliment the first building on the campus and define the
vocabulary for future buildings.

Discovery optimal solutions to
centralize + expand stem cell
research facilities

Cellular Dynamics International (CDI) is a leader in
the growing field of regenerative medicine and presently
occupies two buildings in Madison.

To respond to the increased demand for stem cells,
CDI needed to significantly increase their
manufacturing capacity. Our team conducted in-
depth programming exercises and a feasibility study to
thoroughly understand the needs and best solutions for
the client, playing a critical role in advancing the vision for
the new facility within an aggressive time line. As a result,
the new 30,000 sq ft facility will include cell processing
clean rooms, quality control labs, raw materials processing
rooms, and sterilization equipment in addition to offices
and conference rooms.
