HEALTHCARE
OVERVIEW

We believe at its core, architecture is not about bricks, mortar, wood, glass and steel. It’s not really
even about plans or aesthetics. Sure, these are all important but anyone can give you these things.
We believe at its heart, architecture is about people.
We believe architecture has the power to unleash true human potential. The power to enable people
to be their best. The power to inspire people to be better human beings.
This is a big promise.
We don’t make it alone. Our team includes our clients. It includes everyone who uses and enjoys the spaces
we create. Delivering on the promise requires dedication, listening closely, working diligently, collaborating
relentlessly and executing brilliantly. It’s no small task; we can only accomplish it together.
When we build an educational facility that people love to be in, then instructors are inspired and students
learn better. When we create a welcoming caring environment where family actually enjoys visiting, then
families strengthen. When we design workplaces that empower people to do their best, then organizations
can thrive and grow in previously unimagined new ways.

We believe great architecture is about more than elevating the environment.
We believe great architecture is about elevating people’s potential.

Part of Froedtert South, this four-story multi-tenant medical
office building is designed to allow for future expansion in
two subsequent phases, both vertically and horizontally.
The EUA design team incorporated design elements
from the adjacent St. Catherine’s Hospital to maintain a
cohesive aesthetic. One month prior to completing designs
for the initial phase of the project, the owner asked EUA to
proceed with plans for the vertical expansion.

The EUA team also worked closely with the two ground-
floor tenants to create a rehabilitation suite for St.
Catherine’s Hospital and the Advanced Pain Management
Surgery Center. The two upper floors were designed with
flexibility for future tenants.

CHALLENGE

Focus on efficiency to provide

well into the future

The client’s goal was to develop a functional, practical
and flexible campus; creating a signature statement for
the hospital system and enlarging Froedtert’s presence in
southeastern Wisconsin. This new health center is designed
to be a destination medical facility with multiple specialties
at one location.

With a focus on efficient operations, dual access exam
rooms and core staff work areas immediately adjacent
to all patient areas help reduce staff distance and
footsteps. The registration areas, waiting rooms, staff
breakrooms, conference rooms and offices combine
functions, allowing for improved operations. A centralized
registration offers a multi-suite setup, enabling one central
registration desk to direct patients to waiting areas closer
to the individual departments.

The campus is designed for the future. As a component of
the new Oak Creek town center, this facility enhances the

MOB + NEW CONSTRUCTION

CHALLENGE

Design a medical office building that
balanced the needs of the hospital +
leasing tenants

Unity Point Health – St. Luke’s wanted to gain market share
by relocating outpatient services closer to the population
served. Using an integrated team approach, EUA worked
closely with the developer throughout the planning,
design and construction phases. EUA was challenged with
balancing the needs of Unity Point Health’s service lines
and spaces with the needs of independent practices that
lease space in the building.

EUA worked through multiple tenant space allocation
diagrams to find the right location and fit for each service
line, and then met with each physician group to achieve
buy-in. The result was a flexible facility that offers a
comfortable environment, advanced technology, and
extraordinary patient experience.

CHALLENGE

Consolidate practices to
create a warm + inviting
healing destination

Positioned alongside Interstate 94 for maximum visibility
and access, Orthopaedic Associates of Wisconsin, the
largest independent provider of orthopaedic specialty
medicine in Wisconsin, combines two autonomous
operations into a single location for maximum patient and
staff efficiency.

With an intent to create a community destination for health
and wellness and increase patient referral numbers, the
patient experience was improved by offering a variety of
personalized spaces. Quiet zones, open seating, hospitality
lounges, clear wayfinding, and abundant daylighting
contribute to the serene, welcoming environment. To
support workflow and allow increased caregiver access to
patients, staff efficiency is optimized through clustering
private exam pods around a central workstation, with
centrally-placed exam tables to allow access from all sides
and support varying patient acuity. Moving away from
private offices at the previous locations, physicians utilize
pod-style workzones with a high-end physician retreat.

Part of the Greendale community for almost 35 years, the
two-physician Greendale Medical Clinic integrated with
Froedtert Health to create a new stand-alone clinic to pass
on their legacy for healthcare excellence serving patients
through a new generation of healthcare.

EUA was instrumental in assisting with the transition of
an established independent practice into a new health
system by providing drawings and soliciting feedback from
patients and doctors. Through flexible architecture, the
new Health Center created space for new service offerings
to better serve a broader sphere of patients.

Through the addition of virtual visit rooms, the team
explored new methods of providing healthcare, enabling
patients to speak directly to a physician from home or
a physician to contact specialists at other locations. The
number of exam rooms doubled from the Clinic’s former
