Brokers Link Borrowers to Lenders

The most frequently encountered participant in the real estate market is the broker or real
estate salesperson. This chapter is dealing with the ways in which real estate relates to
your personal finances. Therefore, it could be considered helpful for both, real estate
managers and the clients.

Four Types of Brokers

The first group, experts in purchasing and selling residential (houses and condos)
mainly consists of females, whose numbers are relatively higher than males. Usually they
are more successful in their careers than male brokers.
The second group, are commercial brokers who are more professional than the first
group. The male brokers are more active in this group and rank at the top.
The third group, are those brokers who are involved in dealing with industrial buildings
and warehouses. That is why they need to enjoy a high expertise in their job.
The fourth group, are business brokers who engage in dealing with factories, chain
stores, gas stations, car wash, Franchise restaurant, hotel, motel. It is a demanding job
that requires high expertise and a professional background.

Letter of Interest

The most important factor when applying for a loan is that the borrower must qualified in
advance. There are many qualified borrowers competing for the same property, so it is
vital that you prepare accordingly. The following is a list of items that need to be verified
before a Letter of Interest can be issued.

Income- past two years of income tax is a good indication of how much you earned.

Down Payment- the source of the down payment needs to be verified.

Credit Worthiness- a good credit rating plays a vital role.

Ability to Pay Monthly Payment- is one of the important approval factors.

Reserve Liquidity- You must be able to show additional funds as a reserve requirement
after closing.
