Important Reminders
1. Please do not adjust the refrigerator setting!
It is natural to try to lower the temperature setting in an effort to quickly cool off all your
perishables and /or beverages. In fact, doing so often results in an overloaded
compressor and complete refrigerator shutdown. You wouldn’t believe how many times
we see this mistake made each summer!
2. Please carefully manage the air conditioning.
Please set the thermostat at 70 degrees or higher to avoid overtaxing the system,
which could cause a system failure and major repair. Please never run the AC if you
have doors and/or windows open.
3. Please do not use spray-type sunblock inside or on the deck/porch/patio!
These products leave stains that cannot be removed from floors, carpeting, decks, etc.
with conventional cleaners and can require expensive repairs which could result in
charges to you.
4. Please place all foods with sugar or sweeteners in refrigerator to avoid attracting ants.
Ants are a fact of life around homes near the beach. Take steps to avoid attracting them.
5. Please remember to clean the grill!
This is the most commonly overlooked task when departing the property. You don’t have
to break the grill down and remove all grease and debris. But please scrape the grill to
leave a clean cooking surface for the next guests. You can be charged for leaving the grill
unclean.
6. Please get all the trash out in time for your last pick-up!
Leaving trash bins or barrels full of trash gives arriving guests no space for theirs
until their first pick-up. Please do your best to avoid this problem by getting rid of
as much trash as possible at the final pick-up of your stay.

Trash
Trash is picked up on Monday & Saturday mornings at the back of the
garage no need to move it .
Recycling pick-up is Monday morning.
Please be sure to have out the night before pick-up.
Note: Please do not put recyclables in plastic bags. Just rinse if necessary and put all clean
recycling items loose into the bin. Please do not mix any trash with recyclables.
If recycling is not done properly, the service will not pick up the recyclables.
AC
Please make sure all windows and doors are closed when using the AC. If they are left
open it will freeze the system and incur a service call charge. If you open the windows,
please turn off the entire system. Also please do not set it below
70 degrees
Damage Protection
Be sure to let us know about any significant property damage (not normal wear and tear)
that happens during your stay. Most things will be covered by the
Damage Protection insurance you paid for — as long as we document the
issue and file a claim in a timely way.

General Procedures
Thank you for staying with Pretty Picky Properties! Please fill out the comment/review sheet prior
to departure!
CHECK OUT IS PROMPTLY BY 10 AM to avoid late departure fees cited in the rental agreement.
TEXT 508-469-5879 WHEN YOU LEAVE. We have a very short time window to prepare for
arriving guests — knowing when you leave really helps (even if it's early morning)!
Inform us of any damage, loss or added expense, i.e. torn screens, broken dishes/glasses, slow
drains, lost TV remote, stains on anything, pay-per-view TV or phone costs.
Lock up and leave one key in the lock box, if present, the other with the Guest Book. If there’s no
lock box, leave both keys with the Guest Book. NOTE: $25 CHARGE FOR EACH LOST KEY.
Remove all your trash. Note early AM trash pick-up time(s), and plan accordingly (night before).
Be sure to gather ALL your possessions i.e. in drawers, under beds, in closets, on the porch, in the
yard, on the beach, in the outdoor shower, etc.
Please remember to log out of your Netflix, Hulu, Amazon Prime, etc. accounts!
Specific Guidelines
Your rental agreement states, “The TENANT will leave the premises in the same general, good and
habitable condition as found on entry, including cleanliness.” Here are some specific guidelines:
Kitchen
Remove all your food and beverages from the refrigerator andfreezer.
Wash, dry and put away all dishes. Do not leave dishes in the dishwasher.
Clean all debris from counters and floor.
Bathrooms
Take your toiletries, etc. from the tub/shower. Check the outdoor shower!
General Living Space
Be sure all furniture is returned to its original arrangement.
Be sure floors are clear of all debris - “broom clean.”
Bedrooms
Please leave sheets and blankets on the beds (unless you brought your own).
Leave dirty towels on the floor of the bathrooms
Check behind doors, in drawers and closets, and under beds for personal belongings and trash.
Laundry
Please put kitchen dish towels in the washer for the cleaning crew
Check to make sure you have left nothing in the dryer.
Do not leave the dryer running. THIS IS A SERIOUS FIRE HAZARD!
Other
Clean grill and dispose of all grease and debris in a plastic bag in the trash.
Be sure any outdoor umbrella(s) are collapsed to protect against wind damage.
Check DVD player for guest-owned movies, videos.
Check for all guest-owned chargers, cords, cameras, glasses, car keys, etc.
