It is an honor to welcome all of you to the 1st Real Estate Roundtable in Manila. Our aim
is to provide you with as many learnings, insights and networking opportunities to build

Mr. Henry Cheng is the Chief Executive Officer and
Executive Director of the Shanghai-based Chongbang
Group, a real estate investment and development
group of companies co-founded in 2003 by Mr. Cheng
and a consortium of Hongkong, Singaporean, Canadian
and Dutch investors.
HENRY CHENG Since its inception, Chongbang has focused exclusively
on the investment and development of retail-anchored
Chief Executive Officer mixed-use projects in China, and has embarked on
and Executive Director, seven projects of this kind, five in Shanghai, one in
Kunshan and one in Hangzhou. Chongbang serves as
Chongbang Group co-investor; project manager; marketing, sales and
leasing manager; property and centre manager as well
as asset manager for all these projects.
To date, four of the five projects in Shanghai have been
completed, namely the 250,000 square meter Life
Hub @ Daning, the 180,000 square meter Life Hub @
Jinqiao, the 80,000 square meter Sinan Mansions, and
the 190,000 square meter Life Hub @ Anting. Phase 1
of the 800,000 square meter Life Hub @ Kunshan was
completed in 2015, and Phase 2 is under construction.
The 400,000 square metre Life Hub @ Hangzhou is
scheduled for completion in late 2017, and the 80,000
square meter Life Hub @ Shanghai Upbund in 2018.
Chongbang is currently embarking on phase 2 of its
development, which continues to focus on retail-
anchored mixed-use projects in Shanghai and
its neighbouring cities, with additional emphasis
on culture, tourism, technology, ecology and the
environment.
Mr. Cheng has over 20 years of experience in real
estate development in China, primarily in Shanghai.
Before co-founding Chongbang Group, Mr. Cheng was
Executive Director of Shui On Group and Managing
Director of Shui On Properties Limited.

RASHID DELGADO Rashid Delgado is the President of Transnational
Diversified Corporation (TDC), a holding company
(YPO Philippines) engaged in the primary business areas of logistics,
ship management, travel and tourism, IT/BPO services,
President, and investments. Among the companies under TDC
Transnational are NYK Fil-Japan Shipping Corporation, NYK Fil Ship
Diversified Corporation Management Corporation, NYK Logistics Philippines
Inc., Yusen Air & Sea Services (Philippines) Inc., Asiana
Philippines GSA, Inc., American Express-Adventure
International Tours, Inc., Dolphin Ship Management,
Inc., and Clark Airport Support Services Corp.
He is concurrently a Director in Belleza Capital
Corporation S.A. (Panama), an international ship-
owning company of ocean-going car carrier vessels;
Orion Management Group Ltd. (Shanghai), an
investment consulting company engaged in real estate,
brand and retail management and manufacturing in
China.
He has also been a Business Development Manager
at Far East Transport Co. Ltd. (Tokyo), an international
shipping company; a Business Development Analyst
at iShipExchange Ltd. (Hong Kong), a maritime-
procurement software company; and a Corporate
Finance Analyst at Robertson Stephens (Boston), an
investment bank.
Rashid received his B.A. degree in East Asian Studies
from Harvard University and later obtained his MBA
from INSEAD - Fontainebleau, France and Singapore
campuses.

ZAKI DELGADO Zaki H. Delgado is a Director of the Company, and
the Chief Innovation & Information Officer (CIIO) of
(YPO Philippines) Transnational Diversified Group. He is also the President
of TDG Ventures, Inc., which is the Information and
Director and Chief Communication Technologies investment and holding
Innovation & company of the Group engaged in BPO, IT services,
communications, e-commerce and other ICT related
Information Officer, businesses. Zaki is also the President of Transnational
Transnational eGlobal, Inc. (TeGI), which operates tripmoba.com, the
Philippines’ leading online travel site.

He is concurrently the Chairman of argomall, a
Philippine based e-commerce company focused on
smartphones and appliances; Director of American
Express Transnational as well as Transnational
E-Business Solutions, Inc. (TESI).
Zaki received his B.A. degree in Computer Science

VIVENCIO DIZON Vivencio “Vince” Dizon is the current President and
Chief Executive Officer of the Bases Conversion and
President and Chief Development Authority (BCDA). He is also currently the
Executive Officer, Vice Chairman of the Clark Development Corporation.
Bases Conversion Prior to holding the executive position in BCDA, he was
and Development a Consultant of then Senate Majority Leader Alan Peter
Cayetano; an Undersecretary for Political Affairs of the
Authority Office of the President; and a Chief of Staff of the Office
of Senator Edgardo Angara. He was also an assistant
professor of Economics and Bachelor of Science
in Commerce major in Management of Financial
Institutions from De La salle University. He was also a
Chevening Scholarship awardee in 1998 and obtained
his Master of Science in Applied Development studies
from the University of Reading in the United Kingdom.

SUNDEEP GANTORI Sundeep Gantori is the equity analyst responsible for
the global technology sector, Asia ex Japan Focus 20
Equity Analyst, list and Taiwan equity market.
Chief Investment
Sundeep joined UBS AG as an equity analyst in
Office, February 2007 and his coverage mainly focuses on
UBS AG both global and Asian technology sectors including
semiconductors, hardware, internet and software &
services. Additionally, Sundeep is also responsible
for Asia ex Japan Focus 20, CIO’s highest convictions
stock ideas in the region and Taiwan equities. Before
joining UBS, Sundeep worked as an equity analyst in
PCS Securities, an Indian brokerage firm where he was
covering the Indian IT & Telecom sectors.
Sundeep has been a regular speaker at the annual UBS
Disruptive Technology CEO Summit held in Hong Kong
from 2015-2017. He has also published reports entitled
Shifting Asia: How Artificial Intelligence will transform
Asia and Shifting Asia: Insurtech.
Sundeep graduated in commerce from Osmania
University, India with a gold medal and is also a CFA
and CAIA charterholder.

VICTORIA GARRETT In August 2017, Victoria moved to Singapore to be the
Head of Residential for Asia Pacific and is responsible for
Head of Residential, growing and developing the Knight Frank Residential
Asia Pacific, business in Asia Pacific, which includes the services
of project marketing, international project marketing
Knight Frank Asia (IPM), sales, and leasing. Victoria works closely with the
Pacific Pte Ltd Residential teams in Asia, whilst ensuring the region
is working in tandem with Knight Frank Residential
businesses in EMEA and its residential partner Douglas
Elliman in the US.
Victoria started working in Property in 2003 in
London. She worked for a large independent agency
progressing quickly through the ranks. She then spent
a couple of years in commercial agency managing a
boutique serviced office in Knightsbridge alongside
studying for her masters in surveying, before deciding
on setting her career firmly in residential agency.
Joining Knight Frank in 2011, Victoria specialized in
house sales in Chelsea, South Kensington, Belgravia
and Knightsbridge dealing with HNW and UHNWI
clients from around the world. In 2014, Victoria
relocated to Middle East as the Head of the New Homes
team covering the MENA area selling investment and
trophy assets to clients.

JOELLE GOUDSMIT Joelle Goudsmit is the Chief Executive Officer of
Dimension-all Inc. She became the President of
(YPO Philippines) Dimension-all Formworks and Scaffolding in 2006. The
company has been in the business of manufacturing,
Chief Executive renting and selling scaffolding in the Philippines for
Officer, 40 years. In 2012, Dimension-all Design was launched
to provide back office formworks engineering design
Dimension-all Inc services. In 2013, the group acquired an overseas
Manpower Supply Company (Dimension-all Manpower
Services) to provide service contracted overseas labor
to the Construction and Oil & Gas sectors.
Before joining Dimension-all, Joelle obtained her
bachelor’s degree in Economics and International
Relations from Smith College and her Masters in
Business Administration from the Kellogg - HKUST
Global Executive Program.
Since May 2010, Joelle has also held the position of
President in TT Realty, a JV with an established local
developer to offer affordable housing developments.

DORIS HO Doris Magsaysay Ho is the President and Chief
Executive Officer of A. Magsaysay, Inc. which has
(YPO Philippines Gold) a network of offices strategically mapped in the
Philippines, Asia, North America and Europe. Its
President and Chief activities involves shipping, hospitality and tourism,
Executive Officer, transport and logistics, healthcare, oil and gas,
A. Magsaysay, Inc. and specialized engineering and trade. Doris also
serves as Chair, Director, Trustee or member of
various organizations such as Lorenzo Shipping
Corp., Fairmont Shipping Ltd., Makati Business
Club, Philippine Interisland Shipping Association,
Steamship Mutual Underwriting Association, The
National Corn Competitiveness Group, Asia Society
Philippine Foundation, Inc., Asia Society (New York),
Metropolitan Museum Manila, The Hague Process on
Refugees and Migration, First Philippine Conservation
Inc., World President’s Organization and IPO
Philippines Advisory Council.
Doris is the recipient of several awards such as Asia
CEO’s Global Filipino Executive of the Year in 2012,
Lloyd’s Asia’s Lifetime Achievement Award in 2011,
The Outstanding Manila Award in 2005 and Ernst &
Young’s Social Responsible Entrepreneur Award in
2004. In November 2015, the Office of the President
of the Philippines conferred upon her the Order of
Gawad Mabini with the rank of Commander.

JAMES KAPLAN James directs the global business development for
the Minor Hotels, which is a subsidiary of Minor
Senior Vice President International, a hotel portfolio of over 155 properties
Development, in 24 countries. Minor owns the Four Seasons hotels in
Thailand as well as a number of other luxury properties
Minor Hotels managed by Marriott and St. Regis. However the
company’s strategic focus is to expand the Minor
owned brands: Anantara, AVANI, Oaks, and Tivoli.
James is a graduate of both the University of California
Berkeley with a BA in Political Science/Asian Political
Systems and Golden Gate School of Law in San Francisco
with a Juris Doctor degree emphasizing real estate law.
His extensive global development and transactional
experience over the past 30 years has provided a solid
foundation to execute Minor’s strategic development
and growth plans.

EDDIE LEE Eddie Lee is the Diretor of E-Commerce of SEKO
Logistics, a pioneer in cross-border e-commerce
Director of E-Commerce, logistics and fulfillment solutions in Asia Pacific.
SEKO Logistics He has a total of over 17 years of work experience in
Greater China, Asia and US in the field of consulting,
transportation, omni-channel logistics which
covers traditional B2B (retails, wholesales) and B2C
(e-commerce) fulfillment solutions. Eddie Lee joined
SEKO Greater China and Asia Pacific as the Director of
E-Commerce in 2014, responsible for setting up the
cross-border e-commerce products, infrastructures,
operations, processes, sales and hiring in the region.
In the past 2 years, he have brought SEKO to develop
logistics partnerships with major global platforms, e.g.
Alibaba, eBay, Lazada, Zalora, Paypal, etc. Previously,
he has also worked in regional senior management
roles for LAZADA, EBAY, TOLL, FEDEX.
Eddie also co-founded the Hong Kong E-Commerce
Logistics Association (HKELA) in 2017. He graduated
with a Master of Science degree in Engineering from
Stanford University in USA.

KEN LINGAN Ken Lingan is the Country Manager for Google
Philippines and has been leading Google’s initiatives
Country Manager, in the Philippines in the last 2 years. He looks over
Google Philippines the growth of Google’s online advertising business
in various sectors like Telecoms, Travel, Finance,
E-commerce, and FMCG. He has more than 16 years
of experience in marketing and brand development
which includes stints as Vice President for Deodorants
and Grooming in Southeast Asia, Marketing Director
in the Gulf Region and Regional Brand Director in Asia.
Ken graduated from Ateneo de Manila University with a
degree in Management Engineering.

JESSE MAXWELL Jesse H. Maxwell is the President and Chief Operating
Officer of the Tankers Division of Magsaysay Shipping
President and Chief and Logistics, servicing the petroleum transport
Operating Officer, requirements of the oil majors nationwide. He is also a
Tankers Division of Director of Magsaysay Shipping and Logistics, engaged
Magsaysay Shipping in full-container liner shipping, 3rd-party logistics,
ship management, marine bunkering, trucking,
and Logistics warehousing and distribution.
He is concurrently the President of the Philippine
Petroleum Seatransport Association – an organization
of tanker vessel operators in the Philippines.
Jesse graduated with a degree in Bachelor of Arts in
Economics at Trinity College, Hartford Connecticut
and a Master’s degree in Business Administration from
Harvard Business School in Boston, Massachusetts.

Carlos “Charlie” Rufino is a prime mover in the Real
Estate Development and an exemplar green developer.
A visionary, and despite the 1997 Asian Financial Crisis
that struck and left many businesses bankrupt, Charlie
was able to see the potential of a former military base.
He knew that he can make something great out of the
then barren and former military base and turn it into
a great and remarkable city — Bonifacio Global City
(BGC).
CHARLIE RUFINO As the Chief Executive Officer of The Net Group, he
focused and invested on green office projects and built
(YPO Philippines Gold) the biggest office development portfolio in Bonifacio
Global City. Evidently, he was able to help build a world-
Chief Executive Officer, class development, the Bonifacio Global City, in a span
The Net Group of 20 years.
Today, The NET Group is a leader in green building
development. All the NET buildings are under various
stages of certification under the BERDE green building
rating system. In fact, Net Lima building is the first
certified green building in the Philippines under BERDE
with a 4-stars rating. Another property, the Net Park,
is currently eyeing to achieve the highest rating under
the BERDE green building certification.
Charlie has a degree in Business Administration from
De La Salle University and a Stanford Program on
Organization Development.

RAYMOND RUFINO Raymond Rufino is currently the co-president of The
Net Group, the largest owner, developer, and manager
(YPO Philippines) of office buildings in Bonifacio Global City, Philippines.
The Net Group is also the Philippines’ top green office
Co-President, developer. Raymond is currently the chairman of the
The Net Group Philippine Green Building Council, which he also helped
found in 2007, and the chair of the Urban Land Institute
Philippine National Council. He is a former president of
the Philippine chapter of Entrepreneurs’ Organization
(EO). In 2016, Raymond was recognized as a winner in
the prestigious 40 Under 40 competition of Urban Land
Magazine, which recognizes the best and brightest
young land use professionals from around the globe.
In 2015, he was awarded Real Estate Personality at
the 3rd Annual Philippine Property Awards. He is the
youngest recipient of the award.
Raymond graduated with a master’s degree in Real
Estate Development from Columbia University and a
bachelor’s degree in Business Management from the
Ateneo De Manila University.

ARIEL SHTARKMAN Ariel Shtarkman is the co-Founder and Managing
Director of Atom Assets, a real estate investment
Founder, platform for family offices. She is also the Founder
Orca Capital of Orca Capital, a boutique advisory practice, with
main focus on sourcing and structuring real estate
private transactions and selective capital raising from
Asian investors towards cross- border transactions.
Previously, Ariel was with Citibank Real Estate
Structured Finance in Hong Kong, where she structured
debt instruments for real estate developers, REITs
and private equity funds. Before joining Citibank, she
worked in real estate private equity funds sponsored
by ING Clarion in New York (covering US) and ING
Real Estate Investment Management in Hong Kong

Ariel holds an MBA from Columbia Business School
with concentration in Real Estate, and BSc from Tel Aviv

Business Administration. She serves as Senior Content
Adviser of Urban Land Institute (ULI) Asia Pacific, past
