“My husband and I have lived many places,” Thillippe says, “but we always come back to Reno. People here are friendlier

sion to move to the area.
“The business community is responsive to the needs of many seniors who continue to work in order to pay their bills,”

Thillippe says. “Even on a budget, there’s an abundance of low-cost and free things to do in the Reno/Sparks area.”
There also are plenty of community services for seniors and state-of-the-art health care facilities.

“One reason my father decided to move here from California after retirement,” says Steve Waller, financial adviser with
Great Basin Federal Credit Union, “is the wealth of senior programs. The area has the benefits of a small-town lifestyle

combined with the amenities and services of a large metropolitan area.”
Waller says the main reason the Reno/Sparks area is an attractive retirement area is the lack of a state income tax. “From

Nevada Tax Incentives

Northern Nevada has the most business-friendly tax climate in the nation. Seriously! Nevada lawmakers saw an
opportunity years ago, when surrounding states kept raising worker comp and tax rates and businesses thereby cutting
into their bottom line and often forcing them to relocate to a state with a more business-friendly atmosphere. California
is famous for doing this and has resulted in over 80 businesses relocating to Nevada in recent years!
Nevada offers one of the most attractive tax structures in the country with:
-NO franchise tax
-NO estate tax
-NO inheritance tax
-NO corporate income tax
-NO personal income tax
-NO unitary tax
-NO inventory tax
Businesses in northern Nevada can also qualify for an abatement of sales and use tax on machinery and equipment, and
can also apply for sales and use tax deferment for up to five years on capital investments on specific types of equipment
more than $100,000.
Sales tax exemptions are extended for gross receipts from the sale of aircraft and major components of aircraft.
New and expanding businesses can apply for personal property tax abatement. Qualifying criteria include a commitment
to doing business in Nevada, minimum job creation, employee health plans, minimum capital investment, and wage
requirements.
If that were not enough incentive, you can also apply for a partial abatement from the payroll tax for new and expanding
businesses that create a minimum number of jobs, meet a minimum level of capital investment and offer adequate
wages and health plans to employees.
Qualified companies can also take advantage of Nevada’s customized job training program.
Property Tax Exemptions
The following are exempt from property tax:
-Inventories held for sale within Nevada
-All personal property stored, assembled or processed for interstate transit
-All raw materials and supplies utilized in the manufacturing process
-All real and personal property that qualifies and is used for air and/or water pollution control
Others may be applicable depending on the company’s situation.
Green building abatements are made available on real property which has a building or other structure certified as silver
level or higher under the Leadership in Environmental Design Green Building Rating System adopted by Nevada’s Office
of Energy. Up to 35% of real property tax may be abated for up to ten consecutive years should the company commit to
maintain operations in Nevada.
Companies in the renewable and alternative energy and energy storage segments are offered renewable and energy
storage abatements that encompass sales and use tax and property tax.
The Nevada Hub Zone Development program extends sales and use tax and personal property tax abatements to
businesses relocating or expanding in historically underutilized zones and enterprise communities. Additional incentives
are available to qualified grocery stores and to businesses hiring dislocated workers.

The State of Nevada is authorized to use tax-exempt Industrial Development Bonds to provide low-interest financing of
new construction, improvements, rehabilitation, or redevelopment of qualified projects, which include manufacturing
facilities and other projects organized under Section 501 of the Internal Revenue Service code.

Northern Nevada goods-producers benefit from Made in Nevada, the State’s official program to market and promote
locally-produced products worldwide.

This historic western city has been undergoing a renaissance that’s revitalizing its

Reno has sprouted new restaurant and shopping districts and become rightly famous
a s world-class hub of outdoor recreations: hiking, biking, whitewater rafting, golfing

of about 425,000 (counting the neighboring city of Sparks), Reno has a long history of

its wooden side-walks, shopping for vintage and modern wares and whetting their

North Reno/Central

Downtown Reno is the cultural heart of Northern Nevada with festivals, parades,

month. Even though casinos make up the downtown skyline, there are also museums,
office buildings, historic churches and parks, more people are choosing to live near

downtown in new and converted condos along the river.
There is a new ice skating rink, a half mile long whitewater park, a theater complex
and outdoor stage in Wingfield Park. Washoe County Fair Grounds is in the North Reno
area. Rancho San Rafael hosts one of the country’s most spectacular events, The Great

Reno Balloon Races.
Home prices vary considerably by street, with reasonably priced condos and

bungalows in some areas and high priced historic homes in others.

Northwest Reno/Verdi

Northwest Reno is perhaps the most heavily suburban and diverse areas of town. It is
popular with families and for new residents moving to the area. Easy access to Major
roadways, businesses and attractions make it a suitable place to live. This largely
residential area extends from UNR west to the CA state line and mostly north of I80.
The selections of houses range from small apartments to exclusive custom homes.
Today the largest building project is Somerset, an upscale master-planned community
situated in the hills between Reno and Mogul. Neighborhood parks, sport complexes,
and one public and two private golf courses offer residents many recreation
opportunities, as well as the Truckee River, bordering to the south.

South West Reno

The area is bounded from California Ave. South to Zolezzi Lane and from Virginia Street
west. Different neighborhoods include million dollar homes, upscale subdivisions,

South East Reno

Southeast Reno has many established neighborhoods with tree lined streets and
longtime businesses. This is one of the fastest growing business and residential areas in
Northern Nevada. Many of Reno’s major industrial companies operate here. There are

beautiful vies to the west and easy access to major transportation routes.
The South Meadows area is the hot spot for both residential and commercial growth.

The Double Diamond and Damonte Ranch projects converting thousands of acres of
former ranch land into about 10,000 new homes, many acres of offices, business parks,

retail plaza and industrial centers.

South Washoe County

Wide, extensive views of both the mountains and the valleys attract people who love
the outdoors to live in South Washoe County. Whether you like hiking, skiing or golfing,

area is a mix of country horse properties, subdivision and newer, large scale custom
and semi- custom planned communities.
People want to live here and builders are filling demand for new upscale homes. Prices

(1903) Reno is incorporated as a city. A year later, Sparks is incorporated as a city.
(1910) Populists in the state legislature ban gambling. That same year, Jack Johnson fights Jim Jeffries in the “battle of the
century, in Reno before 22,000 fans-more than double the city’s population.
(1927) Nevada drops its residency requirements for divorce to three months. The three day waiting period in California
for a marriage license begins Reno’s marriage boom (some 18,000 couples to wed in the city in 1945 alone).
(1929) Thanks to the winner of a slogan contest, the Reno arch (installed in 1926) advertises Reno as the Biggest Little
City in the World.
(1931) Gambling is declared legal again by the Nevada Legislature to boost the local economy’s recovery during the Great
Depression. That same year, residency requirements for a legal divorce are dropped to six weeks, and the divorce rate
in Nevada increases 200 percent.
(1936) Harolds Club casino opens. During World War II, the phrase, Harolds Club or Bust is advertised internationally.
(1947) The Mapes Hotel/Casino opens as Nevada’s first casino resort.
(1950) Reno and Las Vegas account for almost 62 percent of the state’s population (jumping to 82 percent by 1970).

If you’ve spent even one day in Northern Nevada, you many have heard the name, Lance
