IMPROVE nOT MOVE

These homeowners chose to im-
prove their future retirement home rather
than have to move later to some other
type of housing.

On Cape Cod, one of the oldest
counties in America in terms of median
age, contractors increasingly are working
with owners to modify homes so they can
age in place rather than relocate closer
to relatives or move to nursing homes or
assisted-living facilities.

Bathrooms, kitchens and bedrooms
usually are the first priority, preferably
all located on one floor. Modifications
include cabinets with pull-out baskets and
vanity sinks with knee holes underneath
so they can be used by a person in a wheel-
chair. Shower seats, walk-in tubs and hand-
held shower sprays are frequent bathroom
modifications.

But outdoor access is receiving
increased attention. People don’t want to
be stuck indoors as they age, especially on
scenic Cape Cod.

This long-lasting material
is rapidly competing with

and much more

PVC, polyvinyl chloride, is rapidly
competing with wood in construc-
tion and remodeling of residences
and commercial buildings across Cape
Cod, including multi-million-dollar homes.

Four of the most popular PVC
manufacturers are Azek, Koma, Kleer and
Versatex. Its performance can be superior
to many wood products in Cape Cod’s
coastal environment as long as it is applied
with very durable paints.

At Home on Cape Cod talked with
many vendors and builders who shared
PVC’s advantages. Here are some of the
most prominent ones:

● Applications like corner boards
can be made seamless. That proves
not only utilitarian, but esthetically
superior to wood, especially for
corner boards.

● It is impervious to water infiltration,
and thus does not rot.

the look of any home.

● Dents and chips can be repaired
easily with bond filler.

Another benefit of PVC is that it
can be in direct contact with the ground
without the issues of rotting or insect
damage. Projects that specify wood trim
elsewhere usually will utilize PVC for wa-
ter tables, column bases, outside showers,
and other wet/ground service conditions.

One disadvantage of PVC is that
it expands and contracts more notice-
ably than wood. An unfastened piece of
PVC can expand up to 3/16 inch within
a 70-degree temperature range, explained
Chris Dias, of Specialty Builders Supply.
“However, this can be mitigated with
fasteners such as nails and screws, or adhe-
sives like structure epoxy,” he added.

Dan Andrade, owner of Advanced
TrimWright in Wareham, agreed. “Gaps
can be reduced and even eliminated if

With the recent housing slump and low mortgage interest
rates, home ownership has temporarily become more af fordable
for a typical Cape Cod family.

In 2011, the median single family home cost $315,000,
while median family income was $79,000. With interest rates
about four percent and a down payment of fi ve percent, the
median family last year could af ford to buy the median-priced
home, the fi rst time this has happened on Cape Cod since 1998.

This year, Habitat is helping working
families build five new affordable
homes. Next year, Habitat has the
land acquired and permitting in process
for 11 more homes. In 2009, it com-
pleted a 13-home community in Harwich
that injected about $1.5 million in cash
purchases for materials and labor into the
community.

Habitat for Humanity of Cape Cod
is ramping up to make an even greater
impact by helping a larger number of
families continue to live and work on the
Cape. By the end of next year, more than
85 Habitat homes on Cape Cod will be
occupied or nearing completion. The goal
of 100 Habitat for Humanity homes on
Cape Cod is not far away.

In creating these affordable houses,
Habitat makes a significant economic in-
vestment of $100,000 to $130,000 in ma-
terials and contractor labor for each home
that it builds. Some material is donated
or discounted, and thousands of hours of
labor are volunteered. But Habitat still
must hire some of the licensed contractors
and purchase much of the material for
each home.

Habitat Cape Cod also produces in-
tangible results. Each high-visibility build

ing affordability in our community. With

Planning

dreamyour
wine cellar

By Matt Cole

Wine cellars do not necessarily have to be large
cavernous places as the name implies. A cellar
project could be as small as a few cabinets, a
reach-in closet or a full walk-in room with space
to taste and enjoy.
Wine cellars do not need to be cold or dark places for your
wines to age. They can be functional, vibrant oases of enjoyment
for you, your family, friends and guests.

Properly planning your wine cellar or storage facility will
assure both utilitarian and aesthetic pleasures for years to come.
A comprehensive planning process helps meld construction
standards with lifestyle preferences and personal tastes. No two
projects need be the same, but there are fundamental building
blocks to assure the highest quality and flexibility.

Here are some key considerations:
• Lighting. New LED lights are energy efficient and

emit less heat than traditional incandescent bulbs.
Where temperature control is critical, considering
the heat generated by your lighting becomes
important.
• Conditioning. Consider the room envelope. Don’t
skimp on insulation, HVAC and waterproofing.
Wine collections are expensive, and you certainly
do not want to jeopardize them with a poorly
conditioned space.
• Temperature zones. Do you plan to
accommodate both reds and whites at serving
temperature? Do not underestimate how different
the temperature will be in the cellar from the rest
of your house. If there is glass separating the cellar
from other zones of the house, it needs to be an
insulated glass unit to avoid condensation issues.

• Wood species. Does the cellar take cues from
wood selections from other areas in the house, or

• Aesthetics. Do you want to display
art, sculpture?

• Location. While basements are ideal,
you can build one elsewhere in your
home.

• Organization. If the cellar is
large and you plan to store wines
of different maturities, it will be
important to know the locations of
specific bottles – and find them easily.
For a larger cellar, consider a “row
and column,” approach labeling each
column with a letter, perhaps, and
each row with a number. This will give
each location a specific coordinate
for you to identify the bottle within a
tracking spreadsheet or app.

• Protection. What kind of physical
and digital security do you want to
protect your collection? What is the
location of access controls? Do you
plan to monitor it remotely?

• Tasting area. Do you want a

sitting area? Standing area? Where
do you want to store your tasting
implements?

With these and other questions fully
answered, you are ready to set a clear bud-
get for your special project – from initial
construction costs to annual maintenance
expenses. Then, you will be ready for the
fun part – enjoying your new wine cellar.

dehuMidifier
Unlike a conventional dehumidifier, which does not exchange the air or ventilate
the basement, and is costly to operate, a humidity control system will provide a healthier,
drier and more comfortable home at a fraction of the cost.

A quiet, yet powerful humidity control system draws in moist, contaminated
indoor pollutants, and expels them safely from the home. This unhealthy air is then
replaced with a flow of drier, fresher air drawn downward from the upper levels. Replen-
ishment air comes from the outdoors and enters the home naturally via windows, doors,
and other openings. A humidity control system not only provides the home with healthier
outdoor air, it creates ventilation within the home which inhibits the growth of molds.
