GRANITE: YOU’VE COME
A LONG WAY, BABY.

The igneous rock first sent waves through the countertop market
in 1987, but its meager beginnings hardly stack up to today’s
widely available granite arsenal. Advances in procuring and
shipping the stone as well as a more expansive color wheel
have skyrocketed granite to customer-favorite status. Granite is
available in a wide range of types and costs, including high-end
granite that patterns like marble.
Once a luxury item, granite became a “must-have” in the housing
market and for good reason: it’s attractive and durable, though
it does require some maintenance from time to time. Occasional
applications of sealer will keep the porous surface under control.
With granite, it’s also important to work with a professional
who specializes in stone cutting. Natural stones are imperfect,
complete with fissures and cracks that need to be taken into
account when custom cut.
The lowdown: Affordable, heat tolerant and resistant to wear and
chemical agents, but oil can permeate the stone.

SOAPSTONE: IF IT’S
GOOD ENOUGH FOR RIO …

Brazil chose soapstone to face the country’s iconic Christ the
Redeemer statue, which has presided over Rio de Janeiro
for nearly a century. The heat-tolerant and highly durable
metamorphic rock won’t decay or crack, making it a favorite
for outdoor grill surrounds and kitchen spaces. Because of its
aesthetic appeal—from its distressed look to its unique striping
and striations—soapstone is gaining favor in bathrooms and
kitchens as well.

Largely composed of mineral talc, soapstone does come with a few
drawbacks. Though impervious, its soft surface is susceptible to scratches.
Additionally, the color options are rather limited, representing mainly
brown, gray and green hues. And perhaps most importantly, it ranks on the
high end of maintenance, requiring regular applications of mineral oil in
lieu of a sealant.

The lowdown: Tolerant of high heat, crack resistant and durable, but
scratches easily and requires regular maintenance.

ENGINEERED QUARTZ: BEAUTY AND BRAINS.

Often associated with granite because it’s hard and durable, this manmade
cousin gains points for its low-maintenance appearance and dizzying
number of available colors. The relative newcomer is engineered to look
like marble, but can hold its own against acids like wine tannins and lemon
juice. Manmade quartz has become a favorite among customers who want
marble but are scared off by its high price tag or the maintenance required.

Because engineered quartz is a blend of ground quartz, resin, polymers and
pigments, it’s crucial that buyers beware when it comes to product sourcing.
Because food is prepared near—and sometimes on—countertops, knowing
how the country of origin regulates the chemicals in the mixture is a must.

The lowdown: Stain proof, durable and attractive but beware of low-priced
imitations and poorly regulated chemical additives.

MARBLE: TRENDY AND TIMELESS.

This metamorphic rock has attracted many devotees
because it ages like a fine wine, has a high heat tolerance,
and is arguably the prettiest of the lot. Its ubiquitous
presence in home and design magazines and its long
legacy in Europe—as the favored material of Italian
statues—have contributed to white Carrara marble’s
newfound stardom in the U.S.

Aside from requiring customers to open their wallets
wide—ranging $89 to $1000 per square foot—marble
can also lose a few fans to its high-maintenance upkeep.
Composed of calcium, marble interacts poorly with acids.
So long as the homeowner is attentive to spills and
properly seals the surface, marble countertops are in it for
the long haul.

The lowdown: Beautiful and long-lasting but pricey and
subject to stains from exposure to acids.

Commonly placed front and center, drains
have inadvertently become a main focal
point in modern shower design. Linear
drains, however, are changing that. Sleek and
unobtrusive, linear drains, like this Infinity
drain, can be installed out of the way, against

where the floor must slope in four directions
to drain properly, linear drains only need

That is where the agreement ends. Although Ms. Gittelman suggests “the biggest obstacle to that goal [of providing
a lot of places to live in the Commonwealth] is obsolete local zoning,” the real issue is the rampant anti-development
and anti-schoolchildren attitude that pervades the local approval process. Although there are some communities that
do understand the benefits of housing production and the implications of not providing a variety of housing types for
persons of all income levels, the sad reality is that most towns in Eastern Massachusetts are reflexively and virulently
opposed to new housing development of any kind.

Is zoning reform of the magnitude suggested by the Smart Growth Alliance, and its predecessors over the past 12
years, the answer? Absolutely not. Chrystal Kornegay, undersecretary for the Massachusetts Department of Housing
and Community Development, hit it right on the head in her testimony late last year on the Baker-Polito Administration’s
efforts to increase housing production before the Legislature’s Joint Committee on Housing. Kornegay noted, “Ultimately,
housing production is about execution. Our job is to empower municipalities by sharing best practices and data. We will
collaborate with cities and towns to build local capacity, to incentivize smart growth production and to build a pipeline of
quality, community-driven housing opportunities.”

The Baker-Polito Administration gets it. That is evidenced, in part, by the sweeping economic development legislation
signed into law by the governor this year, including amendments to the Chapter 40R Smart Growth Housing Law to allow
communities to take advantage of the financial incentives offered by the state to facilitate the production of “starter
homes”—defined as smaller homes (maximum 1,850 square feet) on smaller lots (maximum 1/4 acre) that are affordable
to young families and other entry-level buyers. This Starter Home Program, after all, is designed to bring back the smaller
lot zoning that was prevalent in the ’50s and ’60s. Those subdivisions did not seem to bankrupt our cities and towns
when many of us were growing up in those smaller neighborhoods. Other additional tweaks to the Zoning Act were also
signed into law that extend the duration of special permits, and extend certain so-called “freeze” protections for special
permits issued locally.

Comprehensive reform of the state Zoning Act is not needed. Municipalities already have at their disposal all of the legal
tools to encourage housing production. What many municipalities lack is the political will to embrace housing production
as a priority. Those municipalities that continue to plod along and fail to take advantage of the many new and existing
housing production tools and incentives at the state level, and which fail to employ best practices by amending their
zoning and local regulations to encourage housing in the right places, and which fail to implement their plans, are now
being left in the dust.

Those municipalities that have been embracing change are finding that their once vacant downtown areas are now
coming back to life, their existing businesses are becoming more vibrant, and new businesses are adding life to their
downtown areas with new local spending supporting the local economy.

The bottom line is that we do not need a radical rewriting of the Zoning Act. We need smart municipal leaders to stop
doing business the old way (refusing to rezone for multifamily and single-family housing; or by allowing anti-growth
abutters to dominate the debate) so that Millennials, seniors and others from the middle class have an affordable place
to live. These municipal leaders need to realize that they are being left behind by the more progressive cities and towns
that are serious about changing the way they do business locally by using both existing and new tools to embrace
housing production as a jumpstart to the local economy.

Can we always look at new ideas? Absolutely. That is what the legislature and governor just did. Let’s now work to shed
this pervasive anti-housing attitude embraced by many at the local level, and start to emulate those cities and towns
that are creating positive change in their communities to encourage housing production and, most importantly, that are
actually producing results.
