requested lien release documents, avoid making final payment until
you have received a lien release from suppliers and subcontractors.

A lien against a consumer has to be filed within 90-days of work
stoppage or delivery of materials. If a lien is filed against you, the
best way to protect yourself is to make a check payable to both the

Sprinkler Test
Use this easy method to determine the amount of water your sprin-
klers provide:
1. Set out five empty tuna-type cans from the sprinkler to the edge of
its spray pattern.
2. Turn on the sprinkler for exactly 15 minutes.
3. Measure the depth of water in each can and add up the numbers.
Divide by 5 to get an average depth.
4. On the chart, find the average water depth in the tuna cans after
15 minutes. To the right is the total watering time in minutes for 1 inch
of water.

Beware of Scams • Don’t Move Out Or Abandon Your Home. There are programs that
can help you pay your home loan and keep your home, some of which
Source: Cashmere Valley Mortage are outlined above, but you may not qualify if you leave your home.

FORECLOSURE RESCUE SCAMS ARE OUT THERE

Solutions that sound too simple or too good to be true usually are.
Beware of Foreclosure Rescue Scams. If you’re selling your home
without professional guidance, beware of buyers who try to rush you
through the process. Unfortunately, there are people who may try to
take advantage of your financial difficulty.

Precautions You Can Take To Avoid Being Scammed

• Don’t sign any papers you don’t fully understand.

• Make sure you get all the “promises” in writing.

• Signing over the deed to someone else doesn’t necessarily relieve
you of your loan obligation. If your name is still included on the loan
documents, you’re still liable for repaying the loan.
• Check with your lawyer or your home loan company before entering
into any deal involving your home. Check to see if there are any
complaints against the prospective buyer if you’re selling your house.
In addition to contacting DFI, you can contact the Washington State’s
Attorney General’s Office or the State Real Estate Commission for this
type of information.
